A through flat in Bordeaux,
with shared, private gardens
Bordeaux, GIRONDE aquitaine 33000 FR

This flat, in the midst of Bordeaux, is just a stone’s throw from local shops, an organic shop and all the attractions of the town-centre which can be reached on foot in less than 10 minutes. The embankments are an 8-minute bike ride away. Public transportation is nearby, including one at the foot of the building.

In a white stone building, this flat was once tied accommodation for the Gendarmerie (police station). The building, constructed in 1900, is perched on a gentle hilltop. It has its own private gardens. As a child, the little Sempré, later to be author of “Le Petit Nicolas”, used to play in these gardens. His parents were the caretakers of the famous residence and the place proved to be a real source of inspiration for him. Some familiar perspectives are to be in his work. The facade features a mysterious coat-of-arms. (An annual permit costing €165 also makes it easy to park in the street.)

The flat

Spanning a floor surface area of approx. 50 m², this very bright, through flat looks out, on the bedroom side, on to the ever-quiet gardens. The clear view is completely unobstructed. A room, spanning approx. 30 m², is laid out as a lounge and a living room with a kitchen area. It extends into a small storeroom. The bedroom spans approx. 14 m² and provides access to the shower room. There is a separate toilet which can be reached via the living room. This flat was fully restored four years ago (parquet flooring, kitchen, shower room, woodwork). A sound, lock-up cellar spans approx. 10 m². The current owner rents a nearby parking space which could be transferred with the sale.

The gardens

These private gardens, spanning more than 5,000 m², form a major asset for this flat. Benches, grassy areas and trees over a hundred years old are all a very real privilege in the centre of Bordeaux. There are even small areas for playing French bowls. This fully fenced area is solely for the use of the building’s residents.

Our opinion

Premises like these are rare in the bustling town of Bordeaux, classified as a World Heritage Site by UNESCO. This flat has a major asset, that of its private gardens. The latter are a golden opportunity for those seeking verdant surroundings whilst living in a large town. Furthermore, the flat is very well designed and pleasant to live in as its rooms are steeped in light. And for those who believe in such things, it exudes myriads of positive vibes!
