In the centre of the very attractive town of Angers, in the immediate proximity of all shops and amenities as well as the famous Mail Gardens. Just 5 minutes’ walk from a TGV train station, with links to Paris taking less than 1½ hours. Some 15 minutes from the banks of the river Loire and their delightful villages. 1½ hours from La-Baule and the Atlantic coast.
Description
This flat is on the second floor of a Haussmannian-style building, the finely wrought facades of which face south and east. The front door opens into a vast, L-shaped hall area which provides access on either side to all the rooms in the flat - four bedrooms, one of which has its own shower room and toilet, a lounge, a dining room and its open-plan kitchen, a toilet, a shower room - and the terrace. A room on the landing can be used as a linen room. Restoration works carried out in 2015 and 2016, notably in the kitchen and the two shower rooms, were soberly carried out in accordance with good trade practices.
The flat
The front door opens into a wide hall area, providing access to all the rooms in the flat. On one side are two bedrooms, one of which has its own shower room and toilet, a corner lounge, illuminated via three windows, as well as a kitchen-dining room. On the other side are two bedrooms, a shower room and a toilet as well as a door leading out on to a terrace, spanning a surface area of 33.7 m². Most of the rooms feature strip pattern, oak wood parquet flooring and moulded ceilings. The lounge has a fireplace housing a closed-hearth fire, whilst the dining room and one of the bedrooms have marble fireplaces. All the windows, fitted with outside shutters, are double-glazed. One section of the hall area contains a wardrobe and cupboards. On the landing, a linen room with the boiler (the gas-fired boiler has just been replaced) and, in the basement, a cellar. This flat was fully renovated in 2015 and 2016. The terrace is bathed in sunlight from May through to September.
Our opinion
Angers has all the attractions of a provincial town. The way of life is peaceful but steady. The river with its towpaths running through it, the river Loire nearby and the surrounding countryside are all invitations to take a stroll. But the town also has the advantage of being very near to Paris and the Atlantic coast. Two other universes within easy reach. This flat is spacious and comfortable. Fully renovated, its interior atmosphere is both classical and contemporary. This property is ideal not only for entertaining, but also for accommodating a family in line with current day standards.
