Location

This property is in the north-west of the French department of Eure-et-Loir, in the immediate proximity of the majestic national Senonches forest, a realm of oak and beech trees spanning more than 4,200 hectares. In the centre of a little town with 3,000 inhabitants, the heritage of which acts as a reminder that it was a defensive outpost for the royal Capetian kingdom against the duchy of Normandy. Schools, a cinema as well as shops and a market can all be reached on foot. Paris is about 80 minutes away via the A11 motorway or the N12. The TER train station, with links to Paris Montparnasse, is 10 km away. The region, in addition to its forests, its lakes and its rolling countryside, stands out because of its rural housing and its first-class citizens.

Description

In the protected sector of the town centre, this property is reached via a wide street, lined with immaculately trimmed trees and middle-class houses. The entrance gates provide a glimpse of the parklands, its outstanding trees and the south-east facade of the residence with its polygonal tower, its balcony with wrought iron railings and its numerous openings. This large, luxurious home is constructed from rendered stone, with brick decoration. The roof is covered with natural slate. Laid out in an L-shape, this building forms a rear courtyard looking out over the walled vegetable garden. The decorative features such as mosaic and cement floor tiles as well as doors with stained glass windows are typical of the second half of the 19th century.

The large, luxurious home

This south-east facing house looks out over the garden. Numerous openings, windows and French windows let in copious amounts of daylight on all sides. This house, spanning a floor surface area of approx. 400 m² over three levels, has a simple, coherent and functional layout, made easy to move around by the presence of two stairways.


Ground floor
The ground floor rooms are laid out on either side of an access vestibule, reached all on a level from the gravel driveway in the parklands. On the left-hand side is a double-aspect dining room, with a fireplace and cement floor tiles. It is followed by a lounge, separated from it by a hall area, providing access to two rooms via double doors. The triple aspect lounge, with its French window on the west side, is adorned with panelling, parquet flooring and a marble fireplace. A small lounge and a library, opening into the vestibule and the dining room, complete the reception rooms, spanning a total floor surface area of approx. 83 m². A kitchen, on the right-hand side of the vestibule, has two windows looking out over the parklands. It is followed by a back kitchen. On the right-hand side of the kitchen are three large rooms. Used for utility purposes, they comprise a boiler room, a fruit store and a garage.
First floor
The first floor can be reached via two stairways. The main one is housed in the octagonal tower, illuminated by windows. The landing provides access, on one side, to two communicating bedrooms, with a view over the vegetable garden; two communicating bedrooms, on the other side, have French windows leading on to a balcony overlooking the parklands. The landing also provides access to a bathroom. A corridor on the right-hand side of the landing leads on either side to four more bedrooms, one of which has a shower, a laundry room with cupboards and a bathroom. This level has parquet flooring throughout.
Second floor
The second floor, under the rafters, can also be reached via two stairways. A billiards’ room and a games room, separated by a hall area with cupboards, take up a large part of this area. A bedroom as well as a shower room, with a toilet, completes this level.

The outbuildings

In the courtyard, a house adjoining the main residence was built over cellars at the beginning of the 19th century. It comprises sheds and a bread oven with a large room, laid out upstairs under the rafters, reached via an outside stairway. This room features an exposed oak wood roofing framework and half-timbering. Another building, opening on to the courtyard, is used for parking cars and can be directly accessed via a wooden gate opening off an adjacent street.

The parklands and the vegetable garden

The parklands, enclosed by a wall topped with railings, provide wonderful views of the other neighbouring gardens as well as of the dwelling in the 16th and 17th century chateau and the 12th century church bell-tower, both listed as French historic monuments. The parklands, spanning almost 3,000 m², are planted with outstanding trees such as sequoia, purple beech, horse chestnut, etc. The lawn is enhanced with an ornamental pool. The south-west facing vegetable garden, spanning approx. 780 m², is surrounded by high walls, one of which separates it from the parklands. It features all kinds of fruit trees, boxwood bushes and an arbour, set between its squares.

Our opinion

Parklands and a real vegetable garden, albeit small, in the town can but be added advantages. Especially when the house is as well designed as this one with its polygonal stairway tower, its Flemish style pediment, with the gable wall reproduced in the roof dormer, brick decoration set in the stone, etc. The inside is not overdone but is, nevertheless, enhanced with the 19th century’s art of living. The Perche region is within easy reach of Paris and remains dedicated to natural surroundings including the nearby entrancing Senonches forest which is just one of its wonderful attractions.
