Location

The house is very near Paris via public transport: the RER B regional rail station is just a two-minute walk from the property. And the Arcueil-Cachan stop will be on the future metro line 15 – due to be operational by 2024. Orly international airport is only a ten-minute drive away, as is the Porte d’Orléans transport hub in Paris.

For a long time, Cachan was a district of Arcueil before it became a fully fledged town in 1922. Its dynamic industry helped it grow quickly and welcome ever more inhabitants. The town has invested heavily in educational, cultural and leisure amenities to meet its inhabitants' requirements: a theatre, a library, stadiums and schools can be reached on foot in under ten minutes. A university campus in Cachan is now home to many prestigious schools. And the town has kept its three-hectare park, which hosts all kinds of events, including concerts, open-air cinema screenings and the festival 'Vendanges en fêtes' where the public harvest grapes to make wine.

Description

This property was built at the foot of a grand aqueduct, on the edge of the town of Arcueil, near an RER regional rail station. It is an old horticultural farmhouse that dates back to 1870. The former owner built an artist's studio for his son in one of the wings – that is where the house lies. The recently restored facade is punctuated with windows with wooden shutters.

The paved inner court includes a glazed shed that has old doors from Haussmannian apartments and a separate studio apartment that is fully fitted and filled with natural light – it also has a cellar hewn out of the rock.

The main house has three floors. Its ground floor includes a boiler room, a utility room and a guest room with its own shower room. The first floor has a master suite with a lounge. The former artist's studio has been converted into a living room with a cathedral ceiling. And a vast kitchen with a dining area lies within a conservatory. Both these sections are flooded with natural light and lead straight out into the garden.

Fragrant jasmine and clematis grow all around the walled garden behind the house. A terrace includes a small vegetable patch. And you can use a water butt in the shed to water all the vegetation outside.

The house


The ground floor
You reach the property from the street through a porch. A timber gate leads into a vast, paved court that takes you to the house's main entrance and to a separate studio apartment. The latter includes a separate bathroom and a large room with walls of exposed stonework and a floor of polished concrete. The main house's entrance door opens into a hallway with a floor covered with old cement tiles. It connects to a utility room with many storage spaces and to a guest room with a floor fully covered in parquet and an en-suite shower room with a lavatory and walk-in shower. Straight ahead, an oak staircase climbs up to the first floor. Out in the court, a flight of old stone steps leads up to the vegetable patch and garden.

The first floor
On one side, this floor connects to a main bedroom, which faces east and has an adjoining wardrobe and an en-suite bathroom in which mosaic tiling embellishes a walk-in shower. Next to the bedroom lies a small lounge beneath timber beams. It features a marble fireplace and has parquet flooring. Further on is a spacious kitchen. This was once an open-air terrace but it is now enclosed with glazing: large panes flood it with natural light. The kitchen is fitted with several cupboard units and tiled. Its stone island unit makes it practical. A living room lies in line with the kitchen at the top of a flight of steps. This space was once an artist's studio. It is especially airy with its very high ceiling. It is so high that a mezzanine floor with an office on it has been installed inside it. You reach this mezzanine via a contemporary glass-and-steel flight of stairs. A hanging stove with a modern, minimalistic design and a broad glazed section of the wall underline the space's industrial style.

The second floor
The space at the top of the stairs is taken up by two bedrooms and an office beneath exposed beams. The first bedroom has a sloping attic ceiling, parquet flooring and a mezzanine used as a sleeping area. Two windows fill it with natural light all day long. The second bedroom also has a sloping attic ceiling and parquet flooring. This second floor includes a bathroom with a bath and a view over the garden.

Our opinion

A lush, fragrant garden gives you complete privacy and the magnificent Arcueil aqueduct forms its backdrop. This calm haven is tucked away behind tall stone walls. The property's roomy light-filled spaces are laid out in an original architectural design. The aesthetics are subtle, successfully combining modern and old features: exposed beams and period parquet, mezzanines and a hanging stove. The house keeps all its promises. It is comfortable and elegantly understated – a country home on the outskirts of Paris.
