This villa stands in a little private road on a hillside near to the centre de Nice, in the residential district of Cimiez, within sight of Sainte-Jeanne-d'Arc church. It is part of a group of houses constructed in the early 20th century. The person who commissioned these houses was in fact a wealthy doctor who intended them for his seven daughters. Set out along the narrow street, they are both similar and yet different, forming a delightful little district exuding character.
This villa is classified as an outstanding monument of Nice’s heritage.


Built at the beginning of the 20th century, in a style typical of the Belle-Époque, this villa spans 3 levels.
Its east facade, facing the street, is adorned with a flowery wrought iron balcony which looks down on to the main entrance. The roof terrace, surrounded by balusters and reached via the first floor, is set slightly back from the heavy overhanging cornice which tops the walls.
The west facade faces the garden. It features a succession of arched windows with a balcony running alongside, from which can be admired the hills around Nice. The lower, dressed stone section contrasts with an elegant stairway, with balusters, leading down to the garden. This verdant area, planted with fruit trees and exotic plants, also features an infinity swimming pool.

The villa

Built from stone and featuring tall arched windows that let copious amounts of light inside, this villa still has all of its rooms and assets from its construction era such as coloured cement and terracotta floor tiles as well as solid wood parquet flooring, fireplaces and ceilings with moulding as well as roses.
The original decor on the facade was cleaned and renovated, like-for-like, during recent rendering works. Inside, numerous fixtures and fittings, made-to-measure using noble materials (marble, exotic wood and brass), have enhanced the spaces and decoration just as they were imagined in the Belle-Époque.

Ground floor
A small front garden acts as a buffer between the street and the inside as well as providing access to the villa’s garage which is additional to two car parking spaces in the private road.
The central entrance hall provides access, left, to a double living room, composed of lounge and dining room areas, separated by the original glazed doors. Each section has its own Carrara marble fireplace. On the right-hand side is a study, with built-in storage areas and a fireplace. The ground floor also includes a small room, currently in use as a wine cellar, a fully fitted kitchen, with built-in units, and a bathroom, with a spa bath, light Emperador marble on the floor and Gio-Ponti ceramic wall tiles.
A superb, Carrara marble stairway goes up to the first floor. Illuminated via a tall coloured stained glass window, it features wrought iron railings and a wooden handrail.

First floor
The first floor includes a central landing providing access to a large bedroom that opens on to a balcony. It features a fireplace, an adjoining fully fitted, built-in dressing room, and a small storage room. On the garden side is a welcoming library, with a fireplace, and a large bathroom, with a hydro-massage shower, a Japanese-style toilet, a cast iron bath, dating from the construction period, and a fireplace. The bathroom communicates with a terrace, fitted with a Jacuzzi and providing access to the solarium installed on the roof terrace.
Lower Level 1
A light Emperador marble stairway goes down from the ground floor entrance hall to the lower level which comprises two large bedrooms, with jack-arched ceilings, a laundry room and an exercise room, with a toilet, a wash-hand basin, a shower/hammam and a sauna. The corridor also provides access to a room where a tiny kitchen has been concealed in a mirrored cupboard. Used as a summer kitchen and a conservatory, this room opens on to the elegant stairway, adorned with balusters, going down to the garden.
The garden
The garden is not small and houses an infinity swimming pool, surrounded by a teak wood terrace.
A lush haven, it is planted with fruit trees and exotic species.
Further down, a few terraced areas make it possible to reach a wicket gate, opening on to a parallel road that is nearer to the shops.

The roof terrace, topping the entire building, is laid out as a solarium. It provides an area of relaxation, spanning 75 m², with a 360° panoramic view, taking in the sea to the south, with the hills around Nice on the other three sides.

Our opinion

The choice of the rich doctor, who built this little district during the Belle-Époque, is more pertinent than ever. The 360° view from the roof terrace, providing the villa with the most justified of crowns, takes in the sea and the hills surrounding Nice. Recent renovation works are worthy of praise for two reasons: one, the original decor was scrupulously respected and, two, it was cleverly enhanced inside using finishing touches with refined lines that blend in perfectly. Modern day home comforts are, of course, up to the same standard as this subtle alliance between authenticity and modernity, just as if all qualities were united here.
