An impressive, 19th century, neo-Norman residence in 1.6 ha of parklands
overlooking the Seine very near to Fontainebleau
Fontainebleau, SEINE-ET-MARNE ile-de-france 77300 FR

This property stands in a little town between the banks of the Seine and the edge of Fontainebleau forest. With 30-minute train links to Paris-Gare-de-Lyon, the town is near to the A6 and A5 motorways. The station and several local shops can be reached on foot. Fontainebleau is 10 minutes away by car and Melun is 20 minutes away.

This property stands on the banks of the Seine where there are some magnificent villas, all exuding unusual charm. It can be reached either via a private road running alongside the river or via the heights by taking a no-through road.
This residence is set at the top end of fully enclosed parklands that slope down towards the private banks where a jetty has been installed for the mooring of a boat.
A large, oval swimming pool is laid out behind the house with a tennis court and a caretaker’s cottage a little further away.

The residence

This impressive building is one of those featured in the book “Les affolantes des bords de Seine” (follies on the banks of the Seine), the commissioners of which obviously belonged to the new 19th century bourgeoisie. Members of these middle-classes became more and more numerous courtesy of the rapid-development of the railway. They would spend the summer months in the country and winter in Paris. Many artists joined them, trying to find inspiration in the surroundings.
The greater part of this building reflects a neo-Norman style which is notably characterised by the heavily overhanging, ornate roofs and decorative half-timbering. Here, a square tower topped with a bell turret, houses an inside stairway. An impressive stone, dual flight stairway leads to a large terrace, under which there is a fountain. This terrace is a wonderful place for contemplating the meandering river and the passing narrowboats.
It spans approx. 600 m² of living space over four levels.

Ground floor
A vast entrance hall provides access, left, to a large, double lounge, spanning approx. 60 m². It is enhanced with a fireplace which is also open in the dining room that follows. A toilet is on the right-hand side of vestibule whilst, straight on, a spacious, fitted kitchen communicates with a back kitchen. All the tall French windows open on to the terrace. A wide stairway, adorned with wrought iron railings created by a craftsman, goes down to the basement and upstairs.
First floor
This level comprises two large bedrooms, spanning approx. 30 m², with bathroom and toilet, as well as two other smaller bedrooms, a bathroom and a toilet.
Second floor
The stairway goes directly up to a large area converted into a projection room-bar which opens on to a terrace. It precedes two bedrooms, with bathroom and toilet. Above, a study, illuminated via large skylights looking out over the Seine and the surrounding countryside, has been laid out under the roofing framework.
Base level
This level comprises a sauna, a small swimming pool, an exercise room, a shower, a toilet, a laundry room, a boiler room and a garage able to take 2-3 cars.

The caretaker’s cottage

Spanning a floor surface area of approx. 40 m², it comprises a living room, a kitchen area, two small bedrooms and a shower room with a toilet.

The swimming pool

This oval-shaped pool is installed behind the house and filled with water from a spring.

The tennis court

The court is very near to the house but is in need of renovation works.

Our opinion

This site is ideal. An impressive, riverside residence, it is a blend of neo-Norman, Anglo-Norman, seaside and regionalist styles. The grounds slope just enough for the vast terrace to be like a belvedere, from which to contemplate narrowboats passing slowly by, the nearby vegetation rustling in the wind and the peaceful countryside. The inside is sumptuous. The decorator who restored it employed skilled craftsmen. Should residents want a break from boat outings from the property’s private jetty, there are numerous walks around the nearby Fontainebleau forest.
