Location

In the south-west of the French department of Eure-et-Loir, 125 km from Paris, with an A11 motorway slip road just 10 km away. Brou and Nogent-le-Rotrou, two small, nearby towns, have all amenities. Chartres and Le-Mans are easily reached via the motorway. An undulating and wooded 18-hole golf course is 18 km away. This is a region of small irregular-shaped fields separated by hedges and ditches, with rivers and heavily wooded hills. It will greatly appeal to nature lovers as well as hunting and fishing enthusiasts. During Marcel Proust’s walks, it provided inspiration for several chapters of his “Du côté de chez Swann” (Swann’s Way). Local heritage has been preserved and rehabilitated, very often in accordance with good trade practices; a good example being the Royal Military College and Abbey in Thiron-Gardais, just a stone’s throw away.

Description

This property runs alongside a little secondary road, going through the forest, and stretches as far as the neighbouring village. The large, luxurious home can be reached via a driveway, flanked by entrance gates, on a lower level to the road. This house is built in a large courtyard and stands facing its 6.3 ha of parklands with their 1 ha lake. Meadows spanning 13.4 ha, dissected by bridle paths, extend the view and form a vast clearing. They adjoin a 23.5 ha forest, an integral part of the estate.

The large, luxurious home

This large, luxurious home, constructed in 2010, includes spacious rooms on three levels. Rectangular in shape, with a wing set at right angles to the east gable wall, it is extended by the caretaker’s cottage, set back from the house. A polygonal tower, a terrace that can be reached from the first level and wide openings, all fitted with electric rolling shutters, provide views of the surroundings on all sides. Facing south-east, its walls are covered with ochre-coloured rendering and the roof with local tiles.


Ground floor
This level spans a floor surface area of 315 m². Every room communicates with the terrace via wide French windows which let in copious amounts of light and provide views over the parklands.
The main, polygonal-shaped entrance hall has three French windows. It leads left to three adjoining rooms, a dining room, a library and a lounge, with a bar and a contemporary fireplace. All the reception rooms are very large and feature panelling in a variety of woods, such as walnut and oak. These three rooms, with stone floor tiles, can be separated as required via sliding glazed doors, with wooden frames. On the right-hand side of the main entrance hall is a kitchen, with numerous built-in, oak wood units as well as professional fixtures and fittings. A second rear entrance hall provides access, left, to the kitchen and, right, to a laundry room, with a row of cupboards and a large sink, which has a French window opening on to the outside. It is followed by storerooms and a room housing the boiler and the controls for other facilities. A large dressing room, with oak wood cupboards, two toilets and wash-hand basins as well as a shower room complete the layout on the ground floor.

First floor
A stone stairway, going up from the main entrance hall, provides access to a landing, illuminated via a window, and to a corridor leading to four bedrooms and a study; all facing south-east.
The master suite comprises a large bedroom, with its bathroom, featuring mosaic wall tiles, a bath and an Italian-style shower, a dressing room and a toilet. A wide French window in the bedroom opens on to a terrace that looks down on to a section of the lounge. An adjoining and communicating bedroom also opens on to this terrace via a French window. Two more large bedrooms, with French windows opening on to balconies, also have their own bathrooms with baths, Italian-style showers, toilets and dressing rooms. The bathroom walls are covered with mosaic tiles. The study, with its white-leaded oak wood bookshelves, is laid out in the polygonal tower. It has two windows, letting in copious amounts of light, and a French window, opening on to a balcony.

Second floor
The second floor is laid out under the slopes of the roof. Its vast landing provides access to a bedroom with its own bathroom, featuring mosaic wall tiles, and a separate toilet. The landing and the bedroom are illuminated via three roof dormers whilst the west-facing bathroom has two windows.

The caretaker’s cottage

This caretaker’s cottage adjoins the east side of the large, luxurious home, but is set back and separated from it by two large garages, able to take up to four cars. This house spans a total floor surface area of 140 m² over two levels. The stone-coloured rendered facade is topped with a local tile roof featuring three roof dormers. Autonomous as regards heating, it has its own boiler room housing an oil-fired boiler.


Ground floor
This level spans a floor surface area of approx. 85 m². It comprises an entrance hall, a lounge with a closed hearth fire in the fireplace, a corridor, a bedroom with a French window opening on to a courtyard, a separate toilet and a kitchen.
First floor
This level, under the rafters, spans 55 m². It includes three bedrooms, reached via a corridor, two shower rooms and two separate toilets. A door, at the end of the corridor, provides access to the attic space, laid out over the garage and illuminated via a roof dormer. This area could be converted.

The outbuildings

A building, standing at the entrance to the estate, blends superbly in with its surroundings. With a metal framework, it has a concrete floor and an awning on the main facade. It spans a floor surface area of 245 m² and can be used for storing maintenance equipment and vehicles as required.
Further away on the estate, an old rural house has lime rendered quarry stone block walls and a roof, covered with local tiles, featuring a roof dormer. This house, awaiting full restoration works, has its own entrance off the forest road.
A kennel has a little shelter covered with a local tile roof and a fenced enclosure.

The outsides

This continuous estate comprises parklands as well as a lake and stretches out over 6.3 ha in front of the south side of the house. It comprises lawns and flower beds as well as miscellaneous species of trees and shrubs. The 1 ha lake, fed by a stream which winds its way alongside the property, comprises a little central islet and a shelter with a jetty where a small boat can be safely moored. Extending the east side of the property are meadows, stretching for as far as the eye can see over 13.4 ha. They are crisscrossed with bridle paths and feature little wooden bridges, spanning the stream. Both parklands and meadows are surrounded by a 23.5 ha forest, predominantly planted with seedling oak trees.

Our opinion

A discreet and continuous, lush haven of peace, comprising a wonderfully varied, natural landscape. With woods, meadows, a lake and a permanent stream, it has everything for the possible development of multiple activities linked to horse riding, hunting or fishing, or even all three together. Unless, of course, the new owners adore the incredible peace and quiet reigning over the premises, despite their ease of access, and wish to keep the privilege of staying here just for themselves and their friends. In any event, modern-day home comforts are but one of the ingredients that this extensive estate hosts for the well-being of its residents.
