A vast house, resembling a villa, in 35 ha of walled parklands,
with a 9-hole golf course, a swimming pool and a tennis court, 15 km from Rambouillet
Coignières, YVELINES ile-de-france 78310 FR

Equidistant from Versailles and Rambouillet, and 30 km from Paris, the old village forms a hub with, to the west, a rural setting and a vast wooded section. The village traditionally grew cereal crops, holding a reserve of wheat used for making Parisian bread up until the French Revolution. It has developed over the centuries to become a commercial town and one of the biggest economic centres in the French department of Yvelines. The town can be reached via the N10 and via the suburban “Transilien” train line N, putting Montparnasse station less than 50 minutes away.

This unspoilt, immaculately-kept property, protected by the surrounding woods and lands, is unique in the region and emblematic. A private road leads to the estate entrance, where impressive gates open on to beautifully tended parklands. Spanning 35 ha, they are completely enclosed by old stone walls and enhanced with numerous trees of various species, well-suited to the regional climate and environment. Within the estate, several alleyways perfectly able to take cars lead indifferently to the two outbuildings which are the caretaker’s and the gardener’s pavilions, to a private 9-hole golf course, dotted with poplar and lime trees, with its covered driving range, to a covered swimming pool with its pool-house, to a tennis court with its clubhouse, to a vegetable garden and to the house. The latter, concealed by tall trees, gradually comes into view, appearing at last just as it was imagined and designed, a slightly smaller replica of the Trianon in Versailles, looking out over its immense, south-facing terrace. This elegant, extremely comfortable house has first-class facilities and is equally ready to accommodate large events as a family. Original and functional despite its size, it constitutes residential premises that are ideal for both festive and relaxation purposes.

The house

Like a royal residence surrounded with parterres of flowers and shrubs, the verdant vegetation constitutes a living setting that perfectly enhances this architecture, fully turned towards the exterior. Heavily influenced by the Trianon estate in Versailles, it spans a single storey, where balustrades, sculpted figures, columns and steps are to be found on each facade. A south-facing terrace borders the full width of the rear facade. With more than 1,300 m² of living space, this residence is laid out around a vast vestibule, the ceiling of which goes up to a height of almost 5 m. It provides access straight on to the reception rooms, the guest bedrooms and their bathrooms, as well as to a kitchen, a pantry, a linen room and a small flat. On the other side of the vestibule, two corridors designed almost like galleries lead to the six family bedrooms, a study and a dressing room. These last two rooms could be used as additional bedrooms if so required as they also have private bathrooms.

The basement

The basement, given over to both leisure activities and utility purposes, spans a total of almost 1,300 m². It houses a miniature cinema, able to seat a couple of dozen people, with a real projection room, two golf driving ranges, including one version “2.0”, numerous rooms used for storage purposes, a boiler room with two boilers connected to independent underfloor and ceiling heating systems as well as an air treatment plant.

The parklands

The parklands, out of sight of onlookers, are harmonious, well-kept and tended in an ecological, close to nature manner. They comprise a good number of flowerbeds, a large variety of trees and shrubs in their hundreds, thick hedges as well as vast green open spaces. A vegetable garden, cultivated for several years using permaculture methods, brings a touch of fantasy to the great delight of lovers of seasonal fruit and vegetables. Theses parklands also have some fruit trees and a few beehives. An outdoor lighting system illuminates the grounds at nightfall.

The alleyways

All the alleyways are well-kept and suitable for cars. These interior roads go all around the parklands, also leading to the main house, the golf course, the swimming pool, the tennis court and the two outbuildings.

The outbuildings

These two vast, independent pavilions, all on a single level, could be kept for friends or used for accommodating staff. They respectively span 133 and 138 m² of living space, with fully converted basements. The ceilings in both of the pavilions are 3 m high.

The golf course

Totally designed on even ground with no nuisances, golfing enthusiasts will be delighted to learn that more than half of these holes are par 5 and that the course has a covered driving range as well as three outdoor stations. Trees are harmoniously planted throughout the course, providing the players with much-appreciated shade. It is fitted with an automatic watering system that is in good working order.

The swimming pool

The pool-house includes two changing rooms as well as a shower and a separate toilet. It provides direct access to the 18x8 m swimming pool, the cover of which can be opened up completely during the spring and summer months. Facing south, it was constructed with a small bar area, another shower and a utility area with a water supply point. The swimming pool was redone in 2019, when a dehumidifier was installed.

The tennis court

This tennis court is in an excellent state of repair as it is tended several times a year and fitted with a synthetic grass surface, laid on an artificial powder. The court is resistant to all weather conditions and can be used even in winter. The club-house, fitted as it should be with two changing rooms with full bathroom and toilet facilities, and its terrace dominate the court.

Our opinion

This property was entirely thought up, designed and commissioned in the late 1960’s by one of the great captains of industry. A creator constantly looking towards the future, he was an enthusiast of architecture as is proved by this house, the result of the alchemy between architectural knowledge and a certain taste for modernity. Everything would be possible here. This unusual property, made outstanding by its design, its rooms and the light flooding in from all sides, will undoubtedly appeal to the future owners of the premises, whether private individuals or investors, seeking to make it a sumptuous main residence, a tremendous holiday home on the outskirts of Paris and Rambouillet or, even, prestigious offices, with function and state rooms, all enhanced with a golf course, a swimming pool and a tennis court in the midst of unique private parklands so very near to Paris. So many assets that clearly make this an astonishing place.
