Location

This property is set in the midst of Occitania, where the lanes of the land of the Cathars meet the Pastel Route, on the outskirts of a 13th century fortified “bastide” town. The surrounding countryside alternates gentle hills, cultivated plains, copses, farms and hilltop chateaux. The majestic Pyrenean mountain range can be seen to the south. The climate is mild all year round with a lot of sunshine. It is an hour away from Toulouse airport via the A66 motorway, ski slopes, Andorra and the spa resorts; one and a half hours from the beaches on the Mediterranean coast and the Cathar castles.

Description

This chateau is a 19th century country house set in the midst of parklands with French “Zone Naturelle” (natural area) classification. It forms a wooded area to be protected courtesy of its concentration of Lebanese cedar trees, hundreds of years old, its Atlas and Himalayan cedar trees as well as it poplar grove on the banks of a stream.
Standing on the edge of a village, shops as well as primary and secondary schools are within very easy reach. Half of the living space has been renovated using noble materials. Six bedrooms on the first floor still await completion of their conversion and decoration. The attic space could be converted. The roof was recently redone. The electric wiring is new. The outbuildings would be ideal as workshops or additional bedrooms. The stables can accommodate up to five horses.

The chateau

This red brick construction, with red lime rendering, is composed of one rectangular building and two wings of outbuildings set at right angles. The chateau courtyard is closed by a gateway, with brick pillars and wrought iron gates.
Spanning four levels, reached via a central stairway, the main building comprises five lounges, eight bedrooms and a kitchen as well as a flat and cellars on the garden level. The spacious rooms and their layout, the wide corridors and the windows are all of harmonious proportions. All the rooms have been renovated in keeping with good trade practices, apart from six of the upstairs bedrooms. Three lounges on the ground floor are in need of attention.


Ground floor
A flight of wide stone steps and a porch provide access via French windows to a vestibule where it is possible to glimpse a large, stone stairway, with oak wood steps, through French windows. This entrance hall provides access, on one side, to two vast, adjoining lounges, with perfectly preserved parquet flooring, fireplaces and moulding. In the east corner are a large dining room, its pantry and a cloakroom. A little corridor leads from there to the central stairway.
On the west side are a large lounge, with a marble fireplace, awaiting attention, a vast, fitted kitchen, with terracotta floor tiles, as well as a bedroom, with oak wood parquet flooring and a marble fireplace, and a bathroom on the north side. A French window, on the west side, provides access on to a terrace with a wisteria-covered pergola.

First floor
This level, reached via the main stairway, comprises a wide landing and two corridor forming a cross which provide access on either side to eight bedrooms and bathrooms awaiting completion. Only two bedrooms and two bathrooms have been renovated, with their walls covered with old lime rendering, their parquet flooring and their panelling.
Second floor
The attic space spans a total floor surface area of 325 m². Currently covered with rockwool, it could be converted for a variety of purposes.
Garden level
A wooden door on the courtyard side opens into a 2-room flat, spanning 45 m² and including a bedroom, a shower room and a kitchen. Its north-facing windows look out over the chateau courtyard, keeping the rooms beautifully cool in summer. On the other side and under the stairway are a vast laundry room and the machine rooms with packed mud floors as well as a vaulted cellar ideal for laying down wine.

The outbuildings

The outbuildings, set at right angles to the main building, span a ground surface area of 450 m². They house the stables (two horse loose boxes and 3 stalls), a bread oven awaiting restoration, a henhouse and wine storehouses. The carcasses are in need of works before they can be used, with the exception of the stable which is functional, as well as its new flooring under its rafters.

The parklands and their poplar grove

Bordered by a stream on the east side, fencing on the north side as well as hedges on the west and south sides, the parklands are protected by remote-controlled gates and illuminated at night by numerous streetlights. With their large lawns and their majestic Lebanese, Himalayan and Atlas cedars, their oak trees, their flower-filled copses, their wisteria and their cypress trees, they are reminiscent of Tuscany. A 2-ha poplar grove bordering the stream could be felled and the wood sold in 5 years’ time.

Our opinion

A large family could move into the restored section of this property straightaway. The roofing framework and the roof appear to be in a good state of repair; the central heating system and the electric wiring are recent. Once works have been completed in the bedrooms and the attic space or outbuildings converted, it would be possible to envisage some kind of a luxury hotel or function activity, catering to weddings and conferences. The large lounges on the ground floor could then be transformed into meeting rooms, restaurants, an art gallery or a co-working area. Its parklands could also include an arboretum, a large vegetable garden, a herb garden or a paddock for horses.
