Location

Paris takes 1½ hours via the A13 motorway and 1¼ hours by train. Although the train station is but 3 minutes away from the house, it is not an audible nuisance.
The town centre is a 500 m walk away. The A13 motorway, going to several destinations, is about 10 km away.
However, the A28 motorway, heading north-west, is just 5 km away.
Dieppe and its coast is 45 km away; Deauville is 90 km away.
Adjacent streets have food shops. Comfortable pedestrian streets are not far away.
Universities are only about 5 km away. Local state and private schools are also within a reasonable radius.

Description

This 314 m² building is in a quiet, little used street. Although adjoining other, similarly aligned buildings, it has its own interior access.
A wide porch way, which can accommodate two parked cars, leads left to a vast entrance hall.

The residence

The red brick facades, spanning four levels, feature numerous openings, protected by metal slatted shutters and enhanced with toothed cement quoins.
This residence, spanning a floor surface area of 350 m², is topped with a multi-sloped, slate roof. The slightly arched windows, on the road and the garden sides, feature low wrought iron railings.
The top floor is illuminated via pediment roof dormers.
A bow window, laid out as an atrium, adjoins the kitchen and provides access to the garden.
This elegant residence comprises six bedrooms, two bathrooms and two shower rooms. It would be possible to convert the attic space into three bedrooms.


Ground floor
The ground floor is taken up by superb, bright, spacious rooms with high ceilings. The floors are covered with parquet flooring, laid in a herringbone pattern, tiles or marble.
Panelling, moulding, trumeaux and fireplaces adorn the lounge and dining room as well as the entrance hall.

First floor
A landing room, identical to the entrance hall on the ground floor, provides access to a vast lounge, with a fireplace, and four bedrooms.
All the floors are carpeted, except for that in the lounge which has parquet flooring, also laid in a herringbone pattern.

Third floor
This floor comprises three bedrooms, a bathroom and a toilet.
Fourth floor
This large attic awaits conversion into additional bedrooms or even a flat.

The basement comprises several rooms, including a linen room, a boiler room, a wine cellar, a workshop, cupboards, etc.

The garden

The garden spans a surface area of 400 m². Attractively planted with trees and flowers, it is filled with sunlight from the morning through till the evening.

Our opinion

Working in Paris whilst living in a large provincial town is now more than possible and has become quite popular. In this instance, the proximity of the SNCF train station, obviously an important factor, is a significant asset with regard to a project of this type.
The well protected garden provides a breath of fresh air despite being in town!
This property might also appeal to an investor as the building could be divided up into flats.
