Le-Mans has good motorway and rail connections. Its TGV train station has 55-minute links to Paris-Montparnasse as well as a direct 1¾-hour link to Roissy-Charles-de-Gaulle airport and is less than 3 hours from Lyon, 5 hours from Marseille and 2½ hours from Lille-Europe train station for London. 200 km from the centre de Paris via the A11 motorway, just 5 minutes away. Le-Mans, an hour away from the Loire Valley (Anjou and Touraine), was originally a medieval town, known as Plantagenet City. Protected by a perimeter wall dating from the Gallo-Roman era (the best preserved of its type after those of Rome and Istanbul), it hosts many events such as markets selling local produce and the “Entre Cours et Jardins” flower show.
20 minutes from Le-Man’s 24-hour racing circuit with the Porsche-Experience-Centre driving school. 5 minutes from a golf course and the Le-Pôle-Européen-du-Cheval equestrian centre. A market, shops, all schools, a university, a theatre, a cinema and a hospital are all less than 10 minutes away. Near to intercity public transport services.


This mansion house, to the north of Le-Mans with a view of its cathedral, stands in listed, wooded parklands, set back off a street leading to a residential village. The property is enclosed by hedges and old, high walls. Remote-controlled, wrought iron gates open on to a main, grassy courtyard, encircled by a driveway that leads to a concealed parking area. Screened by a row of trees, wide parklands planted with majestic trees are crossed by shady pathways. These parklands adjoin the rear of the building, the outbuildings, followed by a garden and an orchard. A house, with a separate entrance, is currently rented out. Although opening on to another street, it can still be reached on foot from the parklands. This peaceful haven is protected from the external hustle and bustle by its verdant setting.
Priests, generals and builders have lived on these premises. The current residence was only built in 1850 by Jules-Lemercier, former director of the Egyptian Mission and partner of Ferdinand-de-Lesseps, builder of the Suez Canal. Jules-Lemercier tried planting trees from Central Asia and Asia Minor in the parklands and some specimens are still to be found there today.

The residence

This residence is composed of a main rectangular building constructed from rendered quarry stone blocks. Spanning four levels over a partial basement, it is enhanced with white stone quoins and surrounds framing the openings. The house is topped with a half-hipped roof, with a break, all covered with Angers slate. The roofs also feature Jacobin-style roof dormers and chimney stacks. Triangular zinc pediments adorn several of the roof dormers and slatted wooden shutters protect all the windows. The large windows, the frames of which have been changed, let in copious amounts of light on the south and north sides. The walls, decorated in light hues, and the through light make these premises extremely luminous. The latter still have numerous old decorative features such as marble floors, parquet flooring, double doors, stained glass windows, panelling, cornices and indoor shutters. These have been integrated with contemporary forms and structures, resulting in a very distinctive character. All the rooms have built-in sound systems with individual controls. A contemporary hanging terrace, with a metal floor and railings, blends beautifully with the rest of the architecture. A horseshoe-shaped porch provides access to the building.

Ground floor
Double front doors, featuring stained glass panels in their upper sections, open into a vast vestibule, with black and pinkish marble floor tiles. Once across the threshold, visitors find the house extremely bright. Four impressive sets of double doors, topped with carved pediments, face one another two by two and lead, on one side to a dining room as well as a kitchen and, on the other, to a vast lounge. The large kitchen, with its white floor tiles, has been redone and is now laid out around a central unit. A few, painted, wooden steps lead to a metal walkway that leads to a converted outbuilding. A second stairway goes to the basement. The dining room opens on to a south-facing, hanging terrace. Marble fireplaces in the lounge and dining room are in good working order. The walls are lined with numerous old built-in cupboards. At the end of the vestibule, a hanging stairway, with wooden treads and handrail as well as wrought iron railings, goes to the upper floors.
First floor
A wide landing provides access to a comfortable suite composed of a spacious bedroom, a dressing room as well as a bathroom, with a walk-in shower, a free-standing, lion-claw bath and Italian wash-hand basins. There are also two bedrooms, with built-in cupboards, as well as a shower room and a separate toilet. The floors are covered with old parquet flooring in the bedrooms and intsia wood or ship’s deck pattern parquet flooring in the bathrooms. Each bedroom has a marble fireplace.
Second floor
The bright landing room, with its glazed partition, provides access to four bedrooms, a bathroom as well as a shower room and a separate toilet. A door opens on to a stairway going up to the attic space. The floors are covered with old parquet flooring and intsia wood parquet flooring in the bathrooms. Each bedroom has a marble fireplace.
The entire surface area of the attic space is taken up by an open-plan suite, with an area used as a solarium, a bathroom with two Italian wash-hand basins and a double spa bath. A toilet. Exposed beams and a meticulous natural finish. Six skylights flood the room with light, one on the north side is a balcony window, looking widely out over the parklands. This large area also has air conditioning and a centralised system for opening the roof blinds.
Garden level
Spanning a floor surface area of approx. 90 m², this level can be reached via the inside from the kitchen or via doors opening on to the outside. It comprises seven rooms, including an exercise room with a billiards table, opening widely out on to the parklands via a picture window, a fitted wine cellar able to take more than a thousand bottles, a summer kitchen with a laundry room, a storage-dressing room, a storeroom, a workshop, a machine room, a boiler room and a toilet.

The outbuilding

This rectangular building features rendered quarry stone walls. Its quoins and surrounds framing the openings are decoratively enhanced with bricks of two different colours. Renovated and converted, it is topped with an interlocking tile roof. Its upper section is connected to the main residence via a metal walkway, leading to the kitchen. This house, spanning approx. 120 m², could become a self-contained annexe, with three bedrooms, a holiday rental accommodation unit or a company head office.

Ground floor
A wide glazed entrance hall, with a kitchen area and a stairway going upstairs, provides access to a large, air-conditioned room, with a fireplace, currently in use as an office, a room, a toilet and a garage.
First floor
A landing, with a kitchen area, provides access to three separate bedrooms, each with its own bathroom, featuring a spa bath and toilet. The floors are laid with natural intsia wood parquet flooring, fitted with an integrated, movement-activated lighting system, or with herringbone pattern, oak wood parquet flooring. The bedrooms have built-in sound systems and a centralised system for opening the roof blinds.

The rented house

This house can be accessed via the garden, behind a hedge, or via its own street entrance. Rectangular in shape, a first section is composed of preserved outbuildings belonging to the main residence. Converted into a ground floor with a veranda, a living room with a kitchen area, a bedroom, a shower room and a toilet. The attic space could be converted. There is a cellar. It has its own garden. It is currently rented; its 3-year lease expiring in November 2022.

The parklands

Trees, originating in Central Asia and Asia Minor and planted more than a century ago, grow alongside indigenous species. These superb specimens are listed. They form a screen, protecting the premises from onlookers. The pathways have been completely redesigned. The driveway has been organised in such a way as to conceal the parking area and an outside lighting system installed so as to illuminate botanical features. A well is used by an automatic watering system, keeping the parklands green all year round. An old moat on the west side of the parklands could be rehabilitated.

The garden

The garden, reached via the entrance, extends over one side of the property. A first section, composed of a flower garden, is followed by a second, the centre of which is laid to lawn and dotted with pathways lined with rosebushes as well as fruit canes and trees. At the end of the garden, wooden planters are intended for growing vegetables. The garden is delimited by hedges and an old high wall, supporting climbing plants and a vine producing dessert grapes.

Our opinion

This property stands out because of its very distinctive style which gives it a certain originality; period materials are, nevertheless, still present. Ten or so years ago, the parklands and buildings underwent major, meticulous works in order to integrate modern-day home comforts. A breakdown of the facilities reveals the quality of recent additions. This property could currently be used for a multitude of projects: a family home, functions, bed & breakfast, a company head office in the outbuildings, etc. The residence is a good compromise between living in the town and the country. The town with all its amenities is near to hand but, once through the gates, this natural oasis is concealed from all agitation, whilst just 1¼ hours from Paris-Montparnasse, door to door.
