A designer house in 5 enclosed hectares, adjoined by a 6-hectare wood,
backing on to Rambouillet Forest 3 minutes from Montfort-L'Amaury
Grosrouvre, YVELINES paris 78490 FR

Here is the last clearing to the north of Rambouillet Forest before the Drouais and Mantois plateaux. That of Mantois is undulating, dotted with small woods, scored by Vaucouleurs Valley, bordered by that of Mauldre, by Neauphle Plain and by the Drouais area. Superb villages are scattered throughout this valley. And yet, it takes but 3 minutes by car to reach the attractive town centre of Montfort-L'Amaury.
This property can be easily reached from Paris by the A13 and A12 motorways. The N12 is 3 km away. Several train stations nearby provide 35-minute links to Gare-Montparnasse. The town also has infant and junior schools; a secondary school is a 3-minute car drive away and there are several sixth form colleges just a few kilometres away.

A driveway, surrounded by majestic trees, leads to a garage able to take several cars. It is followed by the house which appears to be daintily standing there, looking down on a brook bordered by a low stone wall, a lunge ring and, in the distance, an enclosure where horses caper.
This house was built in 1971. Its structure follows the lie of the landscaped land, planted with numerous species of trees which include magnificent Japanese maple, catalpa and camellia.
Three terraces make it possible to fully appreciate these majestic surroundings.
Once through the entrance door, visitors discover a harmonious layout composed of a patio, enhanced with an indoor cacti garden, a kitchen, a dining room and a lounge.
Six bedrooms are equally divided between the two levels.

The house

Designed by architect, André-Gutton, this house could represent the 1970’s architectural codes. A few of its original features in pristine condition, such as Roger-Tallon’s M400 spiral stairway which is but the essence of a stairway, a backbone supporting itself, and a fireplace, with a hearth visible on both sides, blend beautifully with an ultra-modern kitchen that opens on to a dining room and a lounge. In addition to all of the 21st century’s home comforts can be added the panoramic view of the outside from all over the house.

Ground floor
The modus operandi is as follows: take the famous Roger-Tallon stairway to the level that comprises three spacious bedrooms, two of which have bathrooms, a library, a television room and a cellar. A furnished terrace extends this area, given over to rest and relaxation.
A second stairway leads to a vast, 47 m² study, furnished with numerous built-in storage areas, on the same level. This room opens on to another terrace and the parklands.

First floor
The patio furnished with large built-in cupboards provides access to both the kitchen and the lounge.
The kitchen is one of the house’s most desirable places combining new technology, inventiveness and sober materials. Exuding modernity, it immediately creates a grandiose effect and blends perfectly with the architecture of the premises. The dining room follows on with an eating area that appears to float above the undulating garden. It is also possible to go out on to the terrace to take advantage of the exterior.
After this begins the conquest of space with a panoramic view. The lounge is designed so as to let the eyes look out at the sky and the trees, stretching into infinity. The settee follows the configuration of the room and leaves a maximum of available space.
A 24 m² bedroom features an Asian-style floor which is completely black, resembling a Japanese decor. The eye is drawn to the landscape which provides a dream of a view to go to sleep by. The pure lines of the adjoining stone bathroom are irreproachable. The bath is sculptural and gives the impression that the top of the trees is within arms’ reach.
Two additional bedrooms are but an ode to escapism and freedom as they look out over the immense parklands. A bathroom, a toilet with a wash-hand basin and an 11 m² laundry room constitute the remainder of the first floor.

There is not one but three furnished terraces adjoining this house. The one on a level with the kitchen and dining room provides a strategic area for taking lunch or dinner in the shade of the trees, with a view over the undulating parklands crossed by the brook that sparkles as it flows peacefully by.
The parklands
A lunge ring as well as two enclosures, one set out for goats and the other for horses.

Our opinion

The members of a large family will perhaps be astonished to find everything they need here straightaway, with everything reflecting their tastes and even their dreams. The spirit of the great American architect Frank Lloyd Wright is not far away. Openings divide the natural surroundings into paintings. The terraces delightfully blur the distinction between the external landscape and the inside. Pure lines, copious amounts of light and rural interior colours communicate an immediate and obvious well-being. The changing scenery of the seasons is at work behind the immense picture windows. Objects and materials are enhanced by total coherence throughout. This residence is not only anchored in the ground but is also airy and time, in the same way, is suspended here.
