2 hours from Paris and 1 hour from Orleans, 15 minutes from a town with all amenities, shops, schools and a motorway slip road. In the midst of the game-filled Sologne region, carpeted with heather. A nearby village, less than 5 minutes away, has all local shops.


A 3 km long, narrow, no-through road leads from the outskirts of the market town to this property. The gates, flanked by their brick pilasters, on the left-hand side, open on to a 350 m long, stone-lined driveway, bordered on either side with pine trees.
This south-facing residence can be glimpsed on the right-hand side through Corsican pine trees and coppice stand. The driveway leading to it passes several buildings, comprising outbuildings, a greenhouse and the caretaker’s cottage, on the left-hand side.

The residence

This residence, built over a full basement, comprises two levels. On a roof terrace, reached via an interior stairway, are two structures with hip roofs, housing two independent bedrooms.
The building was constructed using reinforced concrete in the 1910’s; the rendered facades feature string courses, some made of rendering and some of brick like most of the framing around the openings. The tiled roofs are extended with greatly overhanging eaves all around the building; a canopy on the east facade runs the full width of the house.
Full renovation works were carried out inside some ten years ago on the carcass and the roofs, all the bedrooms and bathrooms as well as the electric wiring, the heating system, etc.

The basement can be reached via an interior stairway as well as via the exterior on the east side. Spanning the full floor surface area of the ground floor, it keeps the house perfectly sound. It has all facilities such as electric wiring, heating, plumbing and sanitation as well as a laundry room, a pantry, storage areas and a cellar.
Ground floor
The ground floor has two possible entrances, one on the north facade and the other on the south facade, facing the parklands. A door on the covered porch provides access to an entrance vestibule which, in turn, leads initially to a cloakroom and a toilet and then, left, to a fully fitted kitchen, with a professional cooking range, extraction hood, sink, etc. The strip pattern parquet flooring, cupboards and doors are all made of oak wood. On the right-hand side of the vestibule, symmetrical to the kitchen, is a dining room, complete with its grill-roasting spit. Two corridors also lead from the vestibule to a vast living room, an open-plan space combining a central dining room, with two lounges and their fireplaces on either side.
The dining room and the first lounge have terracotta floor tiles; the second lounge, reached via two steps, has oak wood parquet flooring.
In the middle of the living room, at the other end to the vestibule, a second entrance door is set in the north facade of the residence. Opposite, a stairway goes up to a quadrangular balcony corridor, looking down on to the dining room.

First floor
The balcony corridor provides access to a study, followed by a bedroom and its bathroom.
A passageway on the left-hand side, at the top of the main stairway, leads to a second bedroom and its dressing room. A vast bathroom includes a sauna. The strip pattern parquet flooring is in pristine condition.
A last bedroom is reached from the ground floor via a separate stairway going up from the west lounge. It has its own bathroom and separate toilet.

Second floor
A second flight of stairs goes up to a hall area, leading to a bedroom, laid out next to the roof terrace, with its bathroom, a bath in an alcove and a toilet.
Double doors provide access from the hall area on to the roof terrace; a second independent bedroom in the north-east corner has its own bathroom.

The caretaker’s cottage

This house is constructed from quarry stone blocks, structured by painted half-timbering in its upper section. It is topped with an immaculately kept, local tile roof. Laid out in a Y-shape, it comprises a living room, with a fireplace, a kitchen, two bedrooms and a bathroom with a toilet, spanning a total floor surface area of 68 m². The attic could be converted. A private garden and car parking area are concealed behind the house by hedges.
The boiler room, installed in a little building next to the caretaker’s cottage, is fitted with woodchip-fired boiler, fed by a reserve of woodchips, ground directly on site using previously dried wood from the estate. The heating pipes then go to the house via perfectly insulated underground ducts.

The outbuildings and the greenhouse

The outbuilding courtyard, near to the caretaker’s cottage, features an ornamental pool, around which are laid out a greenhouse, constructed in the 1910’s, and two buildings used as storage areas, garages and a workshop. The roofs are covered with tiles (interlocking and local flat tiles) and their facades are clad with wood. Both facades and roofs are in a very good state of repair.
Further away, concealed in the parklands, are several tunnel shelters used for garage and storage purposes.

The leisure parklands

The parklands extend to the south and south-east of the residence, over a surface area of 20 ha. They are predominantly planted with miscellaneous species of pine trees. There are also a few deciduous trees, notably oak and birch.
On the south side of the parklands, a 2,000 m² paddock, enclosed by wooden railings, features a shelter for horses. A 2,600 m² lake is on the east side.
The estate is protected from wild boar on the east and south sides by 60 cm tall, electrified fencing, composed of three electric wires stretched between square wooden posts.

Our opinion

Constructed by a civil engineer at the beginning of the last century, this impressive building is astonishing because of its eclectic appearance where the Anglo-Norman style, synonymous with holidays and fresh air, nevertheless carries the day. Local materials are brought well to the fore with Sologne bricks and flat tiles having been used for all the buildings. This residence and its outbuildings, nestling in their vast estate, appear to have been made for those unforgettable festive moments. Furthermore, the vast reception area on the ground floor is impressive and the bedrooms have all been meticulously restored. The fragrance of the pine trees floating in the air immediately creates an impression of a pleasant way of life and a feeling of peace.
