Location

This manor house, in nuisance-free, verdant countryside, is near to villages with all shops and amenities. It is also near to a slip road for the A87 motorway. Angers and its TGV train station, providing 80-minute links to Paris with more than 10 return journeys per day, are about 15 minutes away.

Description

The gates open on to a long driveway, bordered with trees, that leads to a courtyard, formed by the property’s various buildings. The first ones, the caretaker’s cottage and an outbuilding, are followed by a guest house, a barn and a pool-house, all preceding the manor house. This collection of buildings stands in the middle of the estate, delimited by the rocky hills to the north and the meanders of a river to the south.

The manor house

This manor house, built in an L-shape in the 18th century, comprises a ground and a first floor with a second floor under the slopes of its slate roof. The main facade is adorned with freestone pilasters. Freestone has also been used for the framing around the openings, the quoins, the cornices and the roof dormers.


Ground floor
The entrance hall is in the middle of the main facade. It provides access to a library, a lounge, a hall area, with a cloakroom and toilet, as well as to a stairway going upstairs. The lounge communicates with a dining room which communicates, in turn, with a kitchen. The latter includes a back stairway which only goes up to the first floor. The floors are covered with cement or terracotta tiles. The lounge and the dining room have marble fireplaces, with trumeaux, whilst the kitchen has a freestone fireplace. The library and the dining room have French ceilings. Each of these rooms opens directly on to the garden.
First floor
The landing provides access to a hall area which leads to two bedrooms, one of which has its own shower room, to a bathroom and, lastly, to a bedroom, with its own bathroom, which provides access to another bedroom, also with its own bathroom. The latter can also be reached via a second stairway going to the linen room. All the bathrooms and the shower room have toilets.
Second floor
The landing leads to a first hall area which provides access to two bedrooms, with their shower room, to a dressing room as well as to a second hall area, leading to a bathroom and two bedrooms, one of which opens into another bedroom and a study. Both the shower room and the bathroom have toilets.

The outbuildings

These include:
- A 2-storey guest house comprising, on the ground floor, a large living room, a shower room and a toilet and, on the first floor, a mezzanine and a bedroom.
- A barn adjoining the guest house currently in use as a garage and storage space.
- A pool-house set behind the guest house.
- A caretaker’s cottage including, on the ground floor, a kitchen, a living room, a bedroom, a shower room and a toilet. Upstairs, there are bedrooms.
- Another barn adjoining the caretaker’s cottage.

The estate

This estate extends over more than 33 hectares, set between the hills and the tree-lined river. It has been prepared for use as hunting grounds and comprises two wooded sections, vast grasslands surrounded by hedges and brambles for the game. All around the buildings are lawns, partially bordered by a stream with several outstanding trees, a swimming pool and a well. The ruins of an old windmill stand on a hill.

Our opinion

Once through the gates, the site’s characteristic topography and the route of the driveway are captivating. The estate is so vast that it alone forms totally unspoilt countryside. This natural setting has kept all of its rights and yet the town of the Dukes of Anjou is but a stone’s throw away. The tradition of hunting, illustrated in its time by King René, is faced with ideal grounds. Not forgetting the accommodation as the manor house and its outbuildings, in a good general state of repair, will guarantee comfort and autonomy for the new owners and their guests.
