Description

This property stands on the edge of the town of Ribeauvillé, on the historic site of Sources-Carola (Carola mineral water). This Villa, bearing the same name, looks out directly on to the Alsace Wine Route as the vine-encompassing views demonstrate.
The spring that has made the town famous was already known to the Celts and the Romans. Rediscovered in the 16th century, it led to the creation of a spa centre, known as “Les Bains Carola”, in 1888. It was named after Caroline, the wife of Dr-Staub who started the activity.
The site still includes a public swimming pool, the Spa Pavilion, the mineral water bottling plant, the restaurant and the old Villa, where people taking the spa waters stayed, in the midst of wooded parklands.
The Villa, together with its garden, spanning approx. 0.30 hectares, is now available for purchase.
This property is accessed on the north side, the south facade looking out over the garden.

The Villa

This building, built in 1891, was a hotel for people taking the spa waters. Featuring classical architecture, this impressive, 2-storey building, constructed over a basement, is topped with a Mansard style attic roof.
The south facade, overlooking the garden, features two large terraces; a covered one on the ground floor and another, upstairs, supported by elegant cast iron columns. Protruding sections at each end are marked by profile and contours characteristic of the very end of the 19th century. The framing around the openings is made of sandstone from the nearby Vosges mountains. The break, covered with fish-scale slate tiles, features arched roof dormers.
The main entrance is on the east side, whilst the north facade is marked with a projection, housing a back entrance and stairway.


Ground floor
The internal layout is both simple and efficient. A wide, long corridor continues from the entrance hall along the full length of the building. A stairway, in the middle of said corridor on the north side, provides access to the various levels as well as to the back entrance. The building has been used as flats and offices over the last decades. The ground floor, spanning 180 m², actually comprises a double living room, a dining room, four bedrooms, a kitchen, a pantry, a bathroom and a toilet. Three of the best rooms open on to the large covered terrace. All the rooms are bright with high ceilings.
First floor
The first floor is laid out in much the same way, with a central corridor providing access to the rooms on either side. This level, spanning 180 m², comprises a living room, a dining room, four bedrooms, a kitchen, a bathroom and a toilet. Three of the best rooms open on to the large upstairs terrace. All the rooms are bright with high ceilings.
Second floor
The second floor is laid out in a similar manner. It spans a slightly smaller floor surface area (170 m²) as the break is vertically lined on the inside. The ceilings are also lower. The numerous roof dormers provide superb views over the parklands and the vines.
Basement
The basement (143 m²) corresponds to most of the building’s ground surface area; the remaining quarter is a crawl space. Reached virtually all on a level on the east side, it comprises utility rooms such as a laundry room, cellars and a boiler room.

The garden

The garden, spanning approx. 0.30 hectares, is visually extended by the rest of the historic Sources-Carola parklands. It predominantly stretches to the south and a little to the north-east, with its majestic, one hundred year old trees. On the south side, it comprises two level sections, terraced courtesy of a support wall which adjoins an old greenhouse and other sheds. A tennis court on a lower level is surrounded by the foliage of the trees.

Our opinion

The excellence of the wine and the purity of the water have probably contributed to the pleasant way of life for which this corner of Alsace has long been renowned. Standing along the Wine Route and on a famous historic site, the Villa-Carola is ready to relive the poetic charm of its spa past. The dawning of metal architecture at the time of the Belle-Époque can movingly be seen in the truss beam and the thin terrace columns, in the railings and the guardrails. The well organised, interior surface areas also inspire ideas for projects and the desire to immediately undertake the full renovation works that the residence unquestionably deserves.
