Location

Between Le-Mans (45 km) and Vendôme (30 km). Paris is 190 km away via the A11, Paris/ Le Mans, motorway, La-Ferté-Bernard slip road is 28 km away. 25 km from Villiers-sur-Loir TGV train station with its 44-minute links to Paris.
Where the borders of the French province of Maine meet the area around Vendôme. In the midst of a region, ideal for exploring unspoilt, natural surroundings and a wide range of architectural heritage. The origin of the little character town was a monastery, founded in the first half of the 6th century. The abbey, dismantled at the time of the French Revolution, was replaced by numerous beautiful freestone buildings including an old tribunal, a corn exchange and a library museum, with its wealth of curiosity cabinets, its architectural flooring from the Garnier Opera House as well as its religious relics and revolutionaries. No less than seven outstanding sites. The river L’Anille supplied the tanneries, the mills and numerous wash-houses, some thirty of which are still to be seen.
Saint-Calais has a variety of amenities such as secondary schools, a hospital, shops, sports centres, a cinema, a library museum as well as a tourist office, a lake and a first category river.

Description

This late 18th century residence, former home of the sub-prefect, is set back from a closed square, with restaurants and shops. Once through the pedestrian or double vehicle gates, a forecourt faces the house, covered in Virginia creeper. Other houses adjoin it on either side. This residence is accessed via two porch ways with wrought iron railings. One, with a double stairway, provides access to the main entrance, double oak wood doors, with fanlights and their glazed upper sections featuring old, coloured leaded lights. The other porch, with a single stairway, leads directly into the kitchen. A well-exposed, town garden, enclosed at the back by high walls, is completely unoverlooked and nuisance-free. A double porch way leads from the dining room to the east-facing garden and its recent, south-facing, wooden pergola. There are also sheds for storing firewood and garden tools.

The residence

This rectangular residence, spanning four levels, has a hip, slate roof, with rendered walls covered with Virginia creeper at the front and lime rendered walls at the back. Its openings are framed with white freestone on the road side and brick on the garden side. The interior walls in the reception rooms are partially insulated. Facing east-west, this house has double glazing with indoor shutters.


Garden level
The garden level comprises a one-car garage, an old boiler room, a passageway leading to the back garden, two wine cellars and access to a linen room, a back kitchen and a toilet.
Ground floor
The spacious entrance hall opens into the lounge via double doors, a single door providing access to a dining room. A wide, wooden stairway goes upstairs. A door under the stairway provides access to the garden level and the linen room. The bright reception rooms feature herringbone pattern, oak wood parquet flooring (laid in a strip pattern in the study-library and the kitchen), with wrought cornices and marble fireplaces in the lounge and the study-library. The rooms intercommunicate. The central dining room communicates with the lounge, the kitchen, the study-library and the small television room. The latter opens on to a terrace which dominates the garden. The kitchen is so spacious that it can take a 6-seater table. It is fully fitted with units featuring contemporary, cherry-wood facades.
First floor
A spacious, bright landing provides access to three separate sleeping areas, one of which comprises two bedrooms and a shower room, another has a bedroom with a bath-shower room and the last comprises a bedroom with a toilet. With a separate toilet, this level has parquet flooring throughout, except for one bedroom where carpet has been laid. Some of the numerous built-in cupboards are half-moon shaped. Alcoves. A recently redone bath-shower room.
Attic
The stairway continues up to the second floor which comprises numerous rooms and attics which could still be converted. Its features include freestone roof dormers and old terracotta floor tiles in some areas.

The garden

Planted with old rose bushes, boxwood and a few ornamental trees, the garden faces east. It is enclosed by high, old walls and is completely unoverlooked and quiet, away from the hustle and bustle of the little town. The garden is reached from the street via a passageway on the garden level and from the dining room via a double porch way.


Outbuilding
A south-facing wooden pergola was installed in 2015 for barbecues and shade in the summer. A tool shed and a woodshed complete this property.

Our opinion

It must be wonderful to live on the edge of the Perche-Sarthois area, in the midst of a little character town, crossed by the river L’Anille, in this large, luxurious home, constructed at the end of the 18th century. It has been completely renovated over the last fifteen years such that it can be lived in straightaway. An additional 130 m² could be converted on the second floor, if so required. Everything needed on a daily basis is near to hand. Tall walls provide protection for this private, verdant garden area.
