An elegant, Charente-style house and its parklands of almost 1 hectare
on the edge of the Poitevin marshland in the south of the French department of Vendée
Rochelle, VENDEE pays-de-loire 17000 FR

The little quiet market town that stretches alongside the river Vendée, is typical, welcoming and easily reached. On the one hand, La-Rochelle, with its beaches, its TGV station with direct trains to Paris and its airport, is just 40 km away. Whilst o the other hand, Nantes and Poitiers are a 1¼ hour car drive away via motorway. More locally, the commune is near to four towns with all amenities: Luçon, Fontenay-le-Comte, La-Roche-sur-Yon and Niort.

Only the tops of its chimney stacks can be seen from the main street. This house, concealed in the midst of 9,000 m² of parklands and protected by its gates and high hedges, preserves the privacy of its residents. It is reached via two driveways: one leading to the porch and the other to the vast outbuildings, the exposed stone of which reinforces the residence’s strong character.

The residence

This house is plain but elegant. The clarity of its facade enhances the outstanding dressed stone and quarry stone block masonry. The verdant creeper featured here and there creates a superb contrast. This residence, with its classical architecture, spans two levels. On a slight lower level at the back, the kitchen provides access to a swimming pool and to large outbuildings that could house several vehicles or camper vans. Once converted, they could greatly increase the accommodation capacity of the property which is in an excellent state of repair. The plumbing connecting the house to mains drainage is in line with current day standards. The residence has oil-fired central heating.

Ground floor
The main driveway leads to the stone porch and its few steps leading inside the house. Here, a long main corridor provides access to all the rooms on the first level. Immediately on the left-hand side, a dining room, with a fireplace and a library area, is ideal for uniting family and friends for a meal or for quietly reading by the fireside, whilst taking advantage of the exposed stone and beams. A few steps go down to a vast fitted kitchen which leads to a terrace with a swimming pool, a back kitchen and a laundry room as well as to the cellar door. On the right-hand side of the entrance hall, opposite the dining room, is a lounge, with a fireplace and the stairway going up to the second level. Spanning a large floor surface area, the lounge faces south-west like the dining room. Then, at the end of the corridor is a shower room and toilet. A suite, to its right, comprises a relaxation area as well as a bedroom, with shower and dressing rooms. It has a separate entrance, reached via the property’s second driveway. Here, trees form a natural shelter for taking breakfast in the summer.
First floor
The vast landing, reached from the lounge via the solid wood stairway, provides access to three bedrooms, all of which have cupboards. The decoration is plain and immaculately kept. There is nothing out of place. This level is extremely luminous courteous of its south-west aspect and the numerous windows letting in copious amounts of sunlight. The family bathroom is fitted with a bath, a shower and two wash-hand basins. The window features stained glass double glazing. A separate toilet, with cupboards, completes this floor.

The parklands

The parklands extend over more than 9,000 m². They surround the house, the swimming pool and the outbuildings. They are but an invitation to take a stroll in the shade of the tall trees. Just like the residence that they enhance, the parklands have been well designed. The driveway, in the front section leading to the porch, is bordered with lavender and white rose bushes, both easily identified by their fragrances. Then, on the north-west side, various flower beds have been planted amidst the stone. Other climbing species take advantage of the pergola in order to stretch up towards the sun. A well is used for watering the garden. Mexican orange, hydrangea, laurel, plum, cherry and walnut trees are but some of the many species. For those who adore sunbathing, the swimming pool and the covered area with garden furniture are ideal for barbecues and festive pre-dinner drinks.

Our opinion

This house is not only full of vestiges of its history but also immaculately kept, just like its parklands. It immediately inspires confidence through the muted discretion of its decor, reflected for example in the sober moulding framing the front door on the elegant porch. The vast plain of the old marshland extends beyond the tall trees of the well-concealed parklands. Those wishing to explore by bike will surely be amazed by the ever-changing light in which they are steeped. Fish are still to be found in the nearby, once navigable, river Vendée.
