300 m from the Seine River and 500 m from a village and local shops. Paris is 100 km away, Rouen 40 km, and a SNCF train station 8 km away.
Les Andelys and its famous chateau as well as several large supermarkets and amenities are just 15 km away.
The property includes its own mooring.
A lovely pastoral path for walking or bikes runs along the side of the river for a few kilometres.

Description

The village, baptised several times between the 12th and 16th centuries, today has approx. 1000 inhabitants. Paths leading from the main street to the banks of the Seine have seen their share of centuries. The village is a premier cultural meeting place with its old mill often used as a venue for concerts and exhibitions. Louis Renault, a French industrialist owned a vast domain in the neighbouring village.
From the main road, a long gravelled driveway leads to the entrance of the main house as well as to the outbuildings, on the right a shed and a covered shelter currently used as a garage.
A converted outbuilding, completely separate from the main house could be used as a guest house. It is currently used as a study and lounge with a bar area and a wide view over the garden.
The garden is plain but lush with flowering shrubs; it is long and narrow stretching from the main entrance to a small orchard. The orchard includes apple, pear, cherry and walnut trees, great for fruit tasting in season.
A lovely terrace ideal for eating outside surrounds the main house.

The main house

This village residence probably dates back to the end of 18th century. The facades are made of stone and flint with brick toothed quoins surrounding the windows and the main door is sheltered by a canopy. It has a tile hipped roof with a Jacobin dormer window and skylights. A paved terrace runs along the front of the property. Below, to the left of the house, a small outbuilding houses the boiler and laundry room.


Ground floor
The floor comprises mainly a lounge and kitchen with 2.30 m high ceilings separated by the entrance hall.
There is floor heating beneath the Auge terracotta tiles in the entrance and the kitchen and oak parquet flooring in the lounge. A fireplace in the lounge provides comfort and warmth come autumn.

First floor
The bedrooms are all fitted with fireplaces and oak parquet floorings. A shower room with Italian-style shower is shared by both bedrooms. The ceilings are 2.37 m high. It would be possible to install a second shower room on the second floor, where there is currently just a toilet.
Second floor
This vast attic with exposed beams has been converted in to two open bedrooms that could easily be made in to two separate rooms. There is a toilet fitted with a macerator on the landing.

The outbuildings

There is a covered shelter and workshop spanning 80 m2 and below the main building, at semi-basement level a laundry and boiler room.

A converted outbuilding

Spanning 26 m2 it offers warm comfort thanks to efficient insulation, its electric heating and oak parquet flooring. This second building is currently used as a study with a bar area and lounge. A second bedroom could easily be added to make a lovely small guest house, all it needs is a shower room and a toilet.

Our opinion

The combination of the village spirit and the country air is perfect and gives the residence its character. The property has been completely renovated allowing future purchasers to move in quickly without the need to do any works.
The hemp insulation, floor heating, use of quality materials and refined decoration give it great comfort and a certain charm.
Its location close to the village centre, accessible on foot, will be greatly appreciated.
The renowned Vaudreuil golf course, the Seine river banks just 300 m away as well as a water sports centre close by make it easy to imagine oneself in a very relaxed setting either just for a weekend or longer if won over by the magic of a waterside location.
