4 kilometres from Anduze, 40 kilometres from Nîmes, 55 kilometres from Montpellier, on the edge of the Cévennes mountains, on the south side of a quiet little hamlet, overlooking the surrounding countryside.

Description

This old, large, luxurious home faces south. Built in 1767, it spans three levels and is extended by a terrace garden and wooded parklands. The outbuildings include a caretaker’s flat in a separate building, large garages and a large, summer living room, facing a swimming pool. An entrance, set between two stone pillars and closed by period metal gates, opens on to a small square; vehicles access the property via another entrance at the other end of the parklands.

The house

This house spans a ground and two upper floors. The second floor, currently uninhabited, could easily be converted. A few fireplaces and some old wooden pieces of furniture decorate the rooms. Other features include double glazing, central heating and air-conditioning.


Ground floor
A front door is set in the side of the house, opening on to the entrance courtyard. The ground floor is divided into five main rooms, including a lounge, another lounge, a living room, running the full width of the building, a study and a kitchen, as well as annex rooms such as a laundry room, storerooms, a toilet, a cellar and a door leading to the large main garage. The total floor surface area is approx. 180 m².
First floor
A straight stairway, facing the front door, goes upstairs. This level comprises 6 bedrooms, one of which is currently in use as a lounge, 3 bathrooms, reached via a central corridor, 4 south-facing bedrooms (one of which, with its bathroom, is big enough to form a suite). The total floor surface area of this level is approx. 190 m².
Second floor
The second floor, awaiting conversion, spans a floor surface area of 150 m².
Terrace
On the left-hand side of the house, overlooking a swimming pool, is a large room, with a kitchen, a wood-burning stove and an outdoor barbecue.
The garden
The terracing of this flower-filled garden is supported by low stone walls. The views take in the vines growing on the plains and the surrounding wooded hills. Other features include a rose garden, fruit trees, a large vegetable garden and olive trees. The garden is watered using water from a well or from a storage tank. Below, a driveway winds its way through wooded parklands to the vehicle entrance gates.
Garage
This 70 m² garage, opening via two large doors, communicates with the house. A second, open garage stands nearby.
Caretaker’s accommodation
The caretaker’s accommodation is laid out on the ground floor of a small, old, 2-storey house. The first floor is not currently used.

Our opinion

This large, luxurious home, in a serene and open southern setting, in the countryside but not isolated, has a cosy, comfortable interior that can be lived in straightaway. New owners could carry out a few conversion or transformation works, to a greater or lesser extent, in order to add their own personal touches to this residence.
This property could also be purchased via an untenanted life annuity.
