Location

In the west of the French department of Vendée, less than 20 km from Sables-d'Olonne beaches, the port of Saint-Gilles-Croix-de-Vie and the shops in La-Roche-Sur-Yon, the little town has all amenities and means of transportation. Its SNCF train station provides links to Sables-d'Olonne and Nantes TGV train stations, making it easy to reach Paris. This property is in a hamlet, 1 km from shops and schools.

Description

A little, winding road, a turning off of a busy secondary road, leads to this property through verdant countryside. It is bordered by wild hedges and tall trees. The neighbourhood is discreet in these calm and restful surroundings.
The turrets of the residence can be glimpsed around the last bend. The view over the estate is outstanding with the lake reflecting the sun’s rays. Main gates provide access to the buildings. The chapel, however, stands peacefully on the riverbank.

The fortified residence

Tall entrance gates open into a vast courtyard. It is bordered with external walls, numerous outbuildings and the residence, divided into two separate houses. The traditional construction comprises stone lower sections and granite framing around the openings. The long facades feature many openings and alcoves. It was tastefully renovated throughout at the end of the 1990’s. The roofs have been redone, the various boilers are recent and the house is connected to several autonomous sanitation systems.


Ground floor
The main door, on the left-hand side of the 19th century building, opens into a small entrance hall with cement floor tiles. Straight in front, a fitted kitchen and its storeroom, housed in one of the towers, provide access to a terrace. A first stairway, on the right-hand side of the entrance hall, goes up to a bedroom. It precedes a vast dining room, with its 18th century fireplace. This room has two undeniable assets: its view over the lake as well as the parklands and its clarity courtesy of its many south-facing openings. The Burgundy stone and slate floor contributes to its attraction. The following television room, with its impressive bookshelf unit, is more discreet than its predecessor and exudes a cosy atmosphere. It also houses a second stairway.
Floor
Several north-facing rooms are laid out along a hall corridor. The unobstructed view on the south side takes in the parklands and the lake. Three bedrooms, all with parquet flooring and meticulously decorated, are accompanied by a bathroom and a separate toilet. A triple aspect suite, at the end of the corridor, is composed of a large bedroom, a toilet and a bathroom which is also fitted with a shower. Said bathroom is installed in one of the towers such that residents can take a bath whilst contemplating a magnificent roofing framework!

It spans a floor surface area of approx. 375 m² over two levels. Several rooms are currently used for workshop, garage and storage purposes. Old horse loose boxes could also be re-used. Spacious cellars in the basement could be used for a variety of purposes such as laying down wine or storing equipment.
Open barn
This vast, tall building is ideal for storing all the equipment required for maintaining the parklands. It spans a floor surface area of approx. 100 m².
Workhouse
Adjoining the farm shed, this is practical for storing smaller tools.
Garage
A 3-car, open garage makes it possible to park vehicles safely.
Guest house
The guest house, adjoining the farm shed, has a pleasant view over the parklands. It comprises an entrance hall and a living room with an American-style kitchen on the ground floor. The upstairs includes three bedrooms, a bathroom, a toilet and a room awaiting conversion. It spans a total of approx. 115 m² of living space.
The parklands
The parklands surrounding the property are immaculately kept and span approx. 5.5 ha. They are, without doubt, a major asset. South-facing, it is easy to imagine horses capering about and quenching their thirsts on the banks of the lake. A little stream crosses the plots on the east side, whilst the old chapel, awaiting renovation is destined to become a quiet, serene place once more.

Our opinion

Depending on the angle by which it is approached, this residence either appears to stretch lazily amongst grasslands or to enclose the three sides of a vast, private courtyard. With a round tower, square towers and such decorative features as a classical entrance with a triangular pediment, the various construction periods are like a book that residents never tire of reading. Furthermore, the variety of architectural features creates a somewhat captivating coherence. The reflection of the trees in the water of the lake in the vast parklands forms a subject of endless contemplation.
