A large, luxurious home, with guest and caretaker’s houses in 2.4 ha,
40 minutes from Aix-en-Provence, in Lubéron Regional Nature Park
Pertuis, VAUCLUSE provence-cote-dazur 84120 FR

Location

This property is 20 minutes from the motorway, an hour from Marseille TGV train station and airport, and just 15 minutes from a large town with all amenities in Lubéron Regional Nature Park.

Description

A country lane winds its way through natural surroundings, abounding in oak trees, before turning into a forest path continuing through the woods. An olive grove, on one side of the lane, indicates the beginning of the property. The estate is accessed via an oak tree-lined driveway which leads to a courtyard. The main building is constructed on level ground that slopes very slightly in a north-east/south-west direction, in the midst of the countryside, bordered by a gigantic hill covered with woods and scrubland. Peace and quiet reign over this vista, stretching as far as the hills on the horizon. The main house stands in a dominant position, looking out over the swimming pool area and the olive grove, followed by a wooded plot. A detached building houses a workshop- laundry room and a carport for 4 vehicles. An old outbuilding, once the fermenting room, has been transformed into a guest house. The grounds, dotted with oak trees, are enhanced with a swimming pool and its pool-house, set out on grassy, terraced land.

The large, luxurious home

This robust building is built all on a level on the heights of the estate and dominates all the surrounding land. The view stretches into the distance to the hills that delimit Lubéron Regional Nature Park. The residence comprises four wings, covered with Roman tiles, which flank an atrium. The rooms are laid out in the square thus formed. The local influence is subtly expressed via the addition of a south-facing, corner tower, giving the building the vague air of a castle. The facades on either side feature French windows opening on to the natural surroundings and the inner courtyard.

Garden level
Heavy double doors open into an entrance corridor which leads to an interior, paved garden, spanning approx. 122 m². Wisteria climbs over the pergola. On one side, a vast, through kitchen is followed at right angles by a through lounge-dining room. The living area ends with a library which spans the entire ground floor in the round tower on the south corner. The property’s west and north wings are taken up by a total of four bedrooms, six bath or shower rooms and a dressing room.
First floor
The library, with its tall bookshelf units, houses a stairway going upstairs. It leads to a round study which spans the floor surface area of the tower, where four windows look out over the entire property. A door opens on to a wall-walk, laid out above the master bedroom, and provides access to an independent bedroom, with its own bathroom and toilet.
Cellar
An outside stairway, going down from the entrance corridor, leads to a vaulted cellar, spanning approx. 30 m².

The caretaker’s cottage

This cottage, spanning a floor surface area of approx. 40 m², adjoins the north side of the large, luxurious home.

An outbuilding

A workshop-boiler room, spanning approx. 23 m², is to be found on the north side. It is followed by a garage, featuring four open arches, able to accommodate four cars. A laundry room completes this outbuilding.

The guest house

Some ten metres to the north of the main house, this guest house has been converted in what was the old fermenting room and its cellars. It awaits renovation works throughout.

The swimming pool

A succession of semi-circular terraces, supported by low stone walls, follow the contours of the main house’s corner tower. The swimming pool has been installed on the bottom, predominantly grassy tier, bordered by a hedge. The view stretches into the distance, taking in the neighbouring vines, the olive trees and the Lubéron hills. The pool-house and its arbour, set against a stone wall, create a private area under vegetation which provides much sought-after shade from the Provence sunshine.

The grounds

The grounds are composed of a landscaped plot, laid out as a leisure garden and planted with miscellaneous species, which slopes gently down from the houses to the swimming pool. A second plot is planted with a hundred or so olive trees; the third, a wood.

Our opinion

This property is the ideal place for getting back to harmonious, natural surroundings, steeped in tranquillity and free of all nuisances. The overall layout of the buildings ensures total privacy, whilst guaranteeing all residents their independence. The thousands of hectares of surrounding forest are an invitation for endless walks. The hundred olive trees planted on the property will yield an organic oil, with an authentic taste, on land where the air is filled with fragrances of thyme, rosemary and savory. The good quality living areas, with their first-class facilities, are in need of some attention to give them back their original splendour.
