Location

In the middle of an urban triangle, Le-Mans (40 km), Angers (65 km) and Laval (65 km). Interchanges for the A11, Paris/ Angers, motorway are about 15 km away. Sablé-sur-Sarthe TGV train station has 75-minute links to Paris. The French capital is 250 km away.
On the borders of the French provinces of Maine and Anjou, the region is highly representative of France. Its history is present all around, from a neo-gothic site to the highly technological companies which are installed here. With its wealth of French bocage countryside, crossed by superb rivers and dotted with little character towns, the region has the advantage of the mild Loire Valley climate.
The surrounding villages, at least 5 km away, provide local shops, schools, a health centre, etc. A small town, some 10 km away, has supermarkets, secondary schools, sixth form colleges and a hospital.

Description

This old, walled farm, dominating the countryside, in the midst of grasslands, was in ruins less than ten years ago. A short lane leads to the gates of the premises. Major terracing and planting works have been carried out for fifteen or so years. An arboretum is now on the left of the property entrance which is on the north side, on which all the buildings turn their backs. Facing south, they look out over the countryside, the view stretching into the distance.
The house is the only one of the constructions to have been renovated by skilled local craftsmen and converted into a holiday home. Behind this main house, a 15th century outbuilding has several architectural features. An old covered area is to be found at the end of the row of adjoining outbuildings, facing the small house. All these buildings face south, with a view from the terraces.
The partially terraced hillside provides a rough pathway, with coppice stand and land lying fallow on either wide, to the bottom of the property where a fish-filled, first category river flows past.

The main house

The central, rectangular section of this house, spanning two levels, has single storey extensions, all with tiled roofs. Some of the insulated walls feature exposed quarry stone blocks whilst others are lime rendered. Indoor shutters on double glazed windows. Floors with old terracotta tiles or tiles from the 1970’s. Painted walls and ceiling beams, some partition walls are lime rendered. A renovated bread oven. A Godin wood-burning stove. Partial underground cellar. This east-west facing house is fully drained.


Ground floor
Two entrances, one, on the west facade, is in the lounge. The other, via the south-facing terrace, provides direct access to the dining room-kitchen. Reached via the left and right-hand sides of the lounge, two bedrooms, all on a level, one of which has a fireplace and a bread oven. The lounge also includes an alternating-tread stairway, leading upstairs. The large kitchen, with wood-shingle walls, opens on to a terrace protected by walls, with a south-facing view. The kitchen precedes a back kitchen-linen room, a shower room and a toilet.
First floor
A dormitory able to sleep 6 or 7 people features exposed beams, pinewood parquet flooring and painted walls. Three skylights are on the west side. Access to a small attic, housing the bathroom and toilet ventilation system.
Cellar
A ventilated cellar with a packed mud floor and masonry fittings for increasing storage areas around the edge.

The 19th century outbuilding

This rectangular building, with two levels, has a tile roof and quarry stone block walls. Brick framing around the openings. Outdoor, oak wood shutters. Old ceiling beams, chipboard flooring in the attic. Cement flooring. Drainage completed. Awaiting water and sanitation plumbing. Composed of two rooms, old cowsheds, currently in use as a workshop. The attic could be converted. A door opens on to the covered area.

The old covered area

This rectangular area features 19th century exposed beams and a slate roof. All walls constructed from exposed quarry stone blocks. Concrete screed. Drainage completed Awaiting water and sanitation plumbing for any conversion projects.

The 15th century outbuilding

This rectangular building has two levels, a tiled roof and quarry stone block walls. Bevelled, dressed stone openings with transoms, jambs and monolithic lintels. Old ceiling beams. A packed mud floor. Drainage and guttering completed. Awaiting water and sanitation plumbing. Composed of two rooms, one of which has a fireplace and a bread oven awaiting reconstruction.

The exteriors

The hedge-enclosed grounds have undergone a great deal of planting, including an arboretum on the plateau by the entrance. In the middle of the plot, half-way up the hillside, numerous fruit trees produce abundant harvests of delicious fruits (cherries, blood peaches, etc.). The bottom of the property is delimited by a first category, fish-filled river, with private banks, the ideal place to catch trout, pike and roach.

Our opinion

This walled farm is set in natural surroundings. Its current owners have spent fifteen years creating a sort of eco-system within its walls which combines various plants and respects wild vegetation. Fruit trees produce abundant harvests and the river, flowing past below, is ideal for fishing. In a dominant position, the house and its outbuildings have undergone essential renovation works. The layout of the living spaces encourages not only the autonomy of each family member but also a bed & breakfast activity. This property, ideal for recharging one’s batteries, exudes a promise of well-being.
