Location

In the south-east of the French department of Orne, in the midst of the old province of Perche. Less than 10 km from Bellême and Mamers, both towns having shops and amenities. Paris can be reached in just 2 hours via the N12. The TER train line to Paris-Montparnasse is 25 km away. This house stands in the midst of a quiet hamlet. Gentle wooded hills, rivers in valleys, bocage countryside, manor houses and traditional, long farmhouses, reflecting warm hues, make up the immediate, unspoilt surroundings typical of the Perche region.

Description

A little country lane, just a stone’s throw from the village, leads to the hamlet composed of a few houses, spread out on either side. This semi-detached property, delimited by hedges and low stone walls, is set slightly back. On reaching the premises visitors distinguish two buildings: the main, semi-detached home and a guest house, separated by a driveway leading to the garden, with its view over the countryside.

The main house

This house spans two levels, one of which is laid out under the rafters. The walls are lime-rendered and the roof is covered with local tiles. White stone surrounds frame the doors and windows. Upstairs, roof dormers and skylights let in all necessary light.


Ground floor
The entrance hall provides access, on one side, to a kitchen and, on the other, to a lounge as well as a toilet and a back kitchen. The kitchen is separated from the entrance hall by half-timbering. It has a dual aspect, with a French window opening on to the garden on the south side. This fully fitted kitchen notably features an old-fashioned, wood-burning stove. The floor is covered with old, perfectly pointed, terracotta tiles. The dual aspect lounge has a fireplace and a bread oven. The floor is paved with stone. A study can be reached via the lounge. A wood-pellet-fired stove can be used as an alternative to the electric heating.
First floor
A wooden stairway goes up to the first floor, laid out under the rafters. A landing provides access to three bedrooms, including one with a mezzanine, a shower room, with a toilet, and a dressing room. A small attic can be reached via one of the bedrooms.
Garden
The south-east facing garden, laid to lawn, has an unobstructed view over the countryside, with the village bell-tower in the distance. It is enhanced with trees and a vegetable garden. A terrace under an arbour, running alongside the garden facade, houses garden furniture and a table for mealtimes. A lean-to for storing gardening equipment is nearby.

The annexe house

This annexe building, in the immediate proximity of the main house, could be used as a holiday accommodation rental unit or as a guest house. Spanning a floor surface area of approx. 60 m², it comprises a large room, accessed via a French window and housing a stairway up to a mezzanine bedroom, as well as a shower room, with a toilet, a dressing room and a kitchen, awaiting conversion, with a back door. Heating is provided by a wood-pellet-fired stove.

Our opinion

This house will very much appeal to enthusiasts of the Perche region seeking a home that is well-sited in the peace and quiet, but not secluded, and that can be lived in straightaway without the bother of any works. Although semi-detached, the house is out of sight of onlookers: tranquillity takes pride of place. The annexe house could accommodate friends or be used for paying guests.
