Location

This property, nestling in a small district which looks out over the Gulf of Juan, has an absolutely wonderful view of the entire Cape of Antibes to the west, the port of Golfe-Juan below and the Lérins Isles to the east with, courtesy of its dominant position, the Alps in the distance. The district, at a distance and yet very near to the towns of Antibes and Cannes, still has all of its authenticity, its tranquillity and its discretion.
A little-used street, a turning off of a very useful road, goes up to the top of the hill and splits into steep narrow lanes along which properties are courteously laid out.

Description

This villa is constructed on two wide levels of terracing. Going down the narrow lane, only the top of the discreet facade can be glimpsed behind tall, wrought iron gates. The true size of the building is only revealed to those standing facing it. This masonry villa is robustly built and features very sober rooms with rectangular and arched openings, elegantly closed with small-paned windows. The light-coloured sober walls are covered with smooth rending.
Although the exteriors are not extensive, they comprise a small wooded garden, laid to lawn, several large terraces, a superb swimming pool and four extremely useful car parking spaces. Neighbouring houses along the street are barely visible courtesy of the luxurious vegetation in each of the properties.

The villa

This villa spans three floors; the first two are set out on their respective level of terracing, whilst the third, smaller floor looks down on the other stepped floors. This layout has made it possible to create a wide terrace on the first floor and a superb veranda, beneath it on the ground floor.
The rooms are bright and spacious, whilst the trowel-applied lime rendering on the walls blends with the texture of the light-coloured stone floor tiles.


First floor
The large, entrance door, on this level opens into a vestibule which provides access on either side to two bedrooms and a bathroom, bestowing guests with a feeling of freedom. At the end are a spacious living room, with a bookshelf unit, and an American-style fitted kitchen.
A large terrace, running the length of the south facade, extends the living space and reveals the view looking down on to the bay.

Ground floor
A wide, stone stairway goes directly down from the first floor into a large living room, adjoining an American-style kitchen. It is extended by a veranda with attractive lattice windows.
On the west side, are a large bedroom, with a fireplace, a second bedroom, a bathroom and a fully glazed study.
On the east side are a large teak-wood terrace and a tiled swimming pool, bordered by wide, ochre-coloured stone tiles.

Second floor
Illuminated via a roof dormer, the stairway goes up, as in a keep, to the top floor which comprises the villa’s main bedroom. This vast, bright room has two large dressing rooms and a delightful bathroom with an old bath and black tiles blending with the trowel-applied lime rendering on the walls.
An east-facing window provides a view with the Alps as a backdrop.
A south-facing French window provides access to a tiled terrace, facing the sky and dominating the property as well as the Gulf.

The swiming pool
With good quality stone finishing, this Diffazur swimming pool is fitted with self-cleaning vents. Heated, it also has a salt filtration system.

Our opinion

Fortunately, there are airy, sun-steeped, almost hypnotic terraces on all sides! These provide a wonderful variety of unusually extensive views, taking in the Gulf of Juan, the Cape of Antibes, the Lérins Isles and even the Alps, which residents can contemplate to their hearts’ content! The eye is drawn to the sea, or the distant houses, or to the vegetation on the hills. The design of these sober-looking premises has made good use of the sloping land, creating self-contained areas that would ideally suit a large family and many other purposes.
