In the surrounding area, Elysée Palace and Place-de-la-Concorde contribute to the legendary magnificence of this Parisian district. Prestigious brand names, Saint-Honoré and La-Madeleine markets as well as food shops and renowned schools are all just a stone’s throw away. The district has an excellent public transport network.

Description

The elegant layout of the late 18th century building’s neo-classical facade reflects the aristocratic appearance of the communal areas and the flat. The entrance, flanked by pilasters with Tuscan order capitals and topped with a modillion cornice, provides access to a carriage passageway. In the shady, paved courtyard, where it is possible to park, an alcove with corbelling houses a statue of Diane. This restored, third floor flat, spanning a floor surface area of 150 m² and featuring discreet painted and gilded ornamentation, oak wood parquet flooring as well as glazed, imitation marble sandstone, can be reached via a lift. Facing east and west, it is steeped in a bright but gentle light. The entrance gallery, with its cloakroom area watched over by two caryatids, gives access to a luxurious, 28 m² living room, where a Carrera marble fireplace takes pride of place. The 3.3 m high ceiling features Louis XV style rocaille decoration. The dining room, ideal for entertaining as well as family meals, blends the beauty of its materials with those of the ultramodern, fully fitted, open-plan kitchen. On either side, overlooking the shady courtyard, a study also used as a library and the master suite, with its elegant, brilliant white bathroom, are followed by a second bedroom, with its wardrobe and a bright bathroom, decorated in a modern, refined manner. This property also includes a vaulted cellar.

A family flat of high standing

The elegant harmony of this fully restored flat comes from the blend of its late 18th century ornamentation, reflecting the Louis XV style, with a more contemporary select decor. Tall windows in the cloakroom area, with its caryatids, diffuse copious amounts of bright light on to the strip pattern parquet flooring of the entrance gallery, leading to a 28 m² reception room. Double, grey and white doors, with moulding picked out in gold and topped with fanlights featuring painted or gilt honeycomb, rocaille and foliage decor, match the wall decoration, inspired by classical French panelling. Large, gilt, wood-framed mirrors reflect the ceiling moulding, featuring acanthus leaf scrolls, and the tall windows, with their gilt bronze casement bolts. Winter evenings can be made cosy by the gas-fired flames of a large, Carrera marble fireplace. And, the walls in a 17 m² study, in use as a library, are covered with an English wallpaper featuring cashmere motifs. Then, the 15 m² master suite, decorated in a refined contemporary manner, looks out over a wooded courtyard. One of its walls features a fresco inspired by the Italian Renaissance period. In its spacious shower room, the purity of the marble vanity unit blends with that of the walls and the imitation Carrera marble floor. At the other end, another independent suite has a 15 m² bedroom where the soberness of its white walls and oak wood parquet flooring reflects that of its modern bathroom, with its black and white, glazed sandstone tiles. An open-plan kitchen and a 14 m² dining room, off the entrance gallery, are equally ideal for entertaining as for family get-togethers. Just like the rest of the flat, this dining room exudes an elegant harmony, whilst the light grey and white hues of its panelling blends with those of the kitchen, with its imitation granite floor and superb charcoal grey units.

Our opinion

This flat of high standing reflects the legendary magnificence of its address, where mansion houses where constructed as of the end of Louis XIV’s reign and during the Age of Reason. Tastefully modernised in line with its heritage, its living and reception areas are comfortably and practically laid out in keeping with aesthetic requirements. This flat, where space has been maximised, is not only ideal for entertaining but would also make a wonderful family home with an exceptional quality of life in this lively, elegant district in Paris’ 8th arrondissement in the heart of the French capital. A parking space in the paved courtyard provides additional comfort to daily living.
