Legal Informations & CGU
The location, facing the French Military School, is ideal, half-way between the Champ-de-Mars and the UNESCO headquarters. This district has a dual personality: one that is highly residential, composed of elegant buildings, numerous embassies as well as institutions, and one that is extremely lively, with the shops and restaurants in Avenue-de-La-Motte-Picquet and the Village-Suisse (Swiss Village) just a stone’s throw away. La-Motte-Picquet-Grenelle and École-Militaire underground stations, on lines 6, 8 and 10, are nearby. Local schools have a good reputation.
The building is one of three, the main one of which stands facing the French Military School. To the rear is a vast, 2,000 m², landscaped courtyard. They were built in 1962 by architect Georges-Bertrand. The highly linear, street facade features balconies running the length of the building, covered with travertine stone. The immaculately kept communal areas feature Carrara marble and the lifts are the same as those used for the cruise liner SS France.
Security is provided by two caretakers, with a dog-handler at night, and surveillance cameras. There is also a service lift.
This through flat is to be found on the 6th floor of an 8-storey building. It spans a floor surface area of 81 m², measured in accordance with the French Carrez law, and has a 10 m² balcony. There are but two flats per floor. Double doors open into an entrance hall which provides access to a living room, spanning more than 40 m² and comprising lounge and dining areas. One wall is fitted with bookshelves, cupboards and a built-in bed which can be used for guests. Two picture windows look out over a wide balcony, dominating Parisian landmarks and the French Military School. Its panoramic view stretches as far as Montmartre. A fully fitted kitchen, numerous storage areas housing a washing machine and a tumble dryer as well as a cloakroom. A guest toilet with a shower and a wash-hand basin. A bedroom, overlooking the garden side, has an adjoining shower room, with two wash-hand basins, a toilet and cupboards. A second bedroom is possible. This flat has been designed by an architect and has numerous practical and refined aesthetic features such as resin floors and concealed, offset pivoting doors. A 6 m² cellar is sold with the flat. It is also possible to obtain a car parking space within the building.
The view of Paris from this angle is particularly captivating as the viewpoint is unusual. The panoramic view is an integral part of the living room and the balcony which is quite habitable. The current owner, an architect, has made clever use of the space using refined materials and numerous practical as well as aesthetic features. These premises could be used as a pied-à-terre, inviting its residents to take advantage of its postcard decor of Paris, or as a flat of high-standing where the panoramic view will form an almost unreal backdrop.
