This prestigious address has been and still is home to numerous personalities. It was created under the Second Empire, in 1854, as a link from the Bois-de-Boulogne to west Paris.

Description

The building dates from the 1970’s. It is not far from Place-Charles-de-Gaulle. A caretaker is on duty 24 hours per day. All 6 lifts are in line with current day standards. The communal areas are currently undergoing renovation works. The facades were recently rendered. This 123 m², south and east-facing flat, with its 30 m² balcony running alongside it, is on the 2nd floor. Place-Victor-Hugo can be seen from one of the balconies. This extremely bright flat comprises an entrance hall, a lounge, a dining room, a kitchen, 3 bedrooms, two bathrooms, a shower room, 3 toilets and a cellar. It can be separated into two homes as it has two separate entrance doors. It would also be possible to rent a parking space on site.

The flat

The entrance hall provides access to the lounge. The L-shaped layout is enhanced by a planted balcony. Wide, sliding French windows let copious amounts of light into the rooms which are fitted with electric blinds and double-glazing. The entrance corridor continues to a kitchen and a guest toilet. A dining room, which could become a fourth bedroom, communicates with the living room. The bedrooms are completely separate from the reception rooms. They each have a bath or shower room with a toilet. A laundry room area has been added. There are numerous cupboards throughout.

Our opinion

The layout of this flat is compact, with no loss of space. A family could live here quite happily especially as it would be possible to create a fourth bedroom. A rental investment could be enhanced by the easy division of the flat into two homes. In both cases, the new residents will be able to enjoy an airy, much sought-after district, in a co-owned building exuding quality, beginning with its security systems. The additional privilege of being able to go down to the basement to relax or swim in an Olympic-sized pool cannot be ignored!
