In Paris’ 7th arrondissement, between Rue-de-l'Université, Rue-Saint-Dominique and Boulevard-de-la-Tour-Maubourg. Near to Esplanade-des-Invalides and Quai-d'Orsay, the street is lined with 19th century, Paris stone and Art Deco style buildings. The miscellaneous shops along Rue-Saint-Dominique and the famous Rue-Clerc market are just a stone’s throw away. There are many very good private and state schools in the neighbouring streets, including the renowned Lycée-Victor-Duruy. La-Tour-Maubourg and Ecole-Militaire underground stations are nearby as are bus routes along the quays, Rue-St-Dominique and Rue-de-Grenelle.


The 19th century building is constructed from Paris stone and the cornices separating the floors are the sole adornment on the facade. The first four floors feature openings with white, slatted, wooden shutters and wrought iron railings that display a geometric decor. The windows on the top two floors are set in shed dormers. Access to the building is protected via a numerical keypad security system. The entrance door features painted wooden panels and stylish wrought iron lined with glass. This 2-storey flat and its terrace, reached via a lift, take up the fifth and sixth floors. This through flat, facing east-west, is bright and peaceful. It spans 95 m² (a floor surface area of 138 m²) to which can be added the 7 m² terrace. The entrance hall provides direct access to the 34 m² living-dining room, complete with its fireplace. It has a separate, 12 m² kitchen. Then opposite, looking out over an inner courtyard and completely unoverlooked, are two bedrooms, one of which has a dressing room, as well as a luminous bathroom and a separate toilet. A wooden stairway leads to the upper floor which comprises two bedrooms. One of the latter is extremely spacious and opens on to the terrace. They are followed by a shower room and a separate toilet. A small courtyard can be used for storing bicycles and pushchairs.

The 2-storey flat

The front door on the fifth floor opens into the bright, 34 m² living-dining room. Although the shed roof dormers look out at an Art Deco style facade, this room not subject to any nuisances. It has a fireplace. The old beam-work, painted white like the walls, and the light-coloured terracotta floor intensify the natural light. The separate, 12 m² kitchen is ideal for taking family meals. The black and white ceramic floor tiles, laid in a chessboard pattern, contrast with the white walls and the lemon-coloured hue of the cupboards. Then, on the courtyard side, is a vast, 17 m² bedroom, with its dressing room, illuminated via openings with white wood shutters. The floor is covered with light-coloured, glazed sandstone tiles. The walls are white. A small corridor leads from the entrance hall to a luminous, 7 m² bathroom. It has natural terracotta floor tiles and white, glazed sandstone wall tiles. This is followed by a hall area leading, on the courtyard side, to another bedroom and to the white wood stairway that provides access upstairs. Here, a vast, 26 m² bedroom, with a slightly sloping ceiling, opens on to a 7 m² terrace, providing an unobstructed view of Eiffel Tower. Grey carpet covers the floor and the walls are white. The adjoining bedroom is illuminated by a skylight which features the Iron Lady’s silhouette and Parisian rooftops. This level also includes a shower room and a separate toilet.

Our opinion

This 2-storey, family flat has all the charm of a small house set right in the midst of Paris’ 7th arrondissement. Laid out on the top two floors, away from any noise but steeped in light, this property provides rare tranquillity for its residents who will experience no lack of privacy. The fireplace and the terrace enhance the impression of being distant from the urban hustle and bustle in rooms that look out over the sky and the Parisian rooftops. This district is famous for its elegant avenues but it also harbours modest streets exuding restful charm. The proximity of Rue-Saint-Dominique and renowned schools make everyday life easier for residents and children, for whom the Esplanade-des-Invalides makes for a superb playground.
