Location

The street, created in 1863, is in the north of Paris’ 16th arrondissement, between Avenue-Georges-Mandel and Avenue-Paul-Doumer.
Exclusively residential, without the nuisance caused by bars or restaurants, it is nevertheless near to museums, luxury shops and the prestigious secondary school, Lycée-Janson-de-Sailly, just a 5-minute walk away. This flat is on the top floor of a contemporary building, flanked by two beautiful examples of 19th century architecture. Protected by a numerical keypad security system and an armoured door, it can be reached directly by the building’s lift which goes up from the entrance hall or from the garage level where a double lock-up garage, with a cellar, and an adjoining storage room are to be found.

Description

A dining room, a small lounge, a kitchen, with an eating area, and a bedroom all have an east-facing balcony running alongside and a view of the Eiffel Tower. The main lounge, the master bedroom and the bathroom, all of which open on to a terrace, face west. The layout of this contemporary flat meets the requirements of today’s way of life, without interminable corridors and views over dark courtyards. The feeling of spaciousness is magnified by the copious amounts of daylight and the view provided by every opening.

The flat

The entrance hall on the 8th floor, reached via the lift or via the stairway from the door on the 7th floor, features pearly-coloured wall panelling, dark-coloured oak wood parquet flooring and ceilings with cornices and coffers. The reception areas are on the left-hand side, whilst on the right, after a hall area, are a kitchen, a linen room, a bedroom and a dressing room belonging to the master bedroom.
A door opens on to a spiral stairway, with travertine stone steps, which goes to the 9th floor terrace and the 7th floor landing, making it possible to reach the terrace without having to go through the flat. A machine room houses a 300 litre hot water tank which feeds domestic facilities. Opposite, in the corridor, a concealed door provides access to a marble-clad, guest toilet.
On the left-hand side of the entrance hall, a through, east-west facing lounge is set out around a minimalist, Carrera marble fireplace. This room faces west over a 2.2 m deep, terrace, enhanced with plants. On the east side, looking out over the Eiffel Tower, a dining area is illuminated via a picture window which opens on to the balcony running all along this side of the flat. A small lounge, adjoining a dining room and communicating with the kitchen via a concealed door, is also widely illuminated via a picture window overlooking the balcony. All these reception rooms are uniformly decorated with dark-coloured oak wood parquet flooring, pearly-white coloured wall panelling and ceilings with cornices and coffers.
Only the small lounge is carpeted. Radiators are boxed below the windows, making them invisible. Three separate air-conditioning units can cool the air in the dining room, the lounge and the small lounge.
The laundry room, fitted with cupboards, has white stoneware floor tiles and walls coved with white ceramic tiles. Opening into the same hall, the kitchen is paved with black granite from Zimbabwe. A central eating area features dark-tinted oak wood parquet flooring. The cupboards are clad with maple veneer. It is fitted with MIELE electrical domestic appliances.
A fully panelled dressing room, fitted from floor to ceiling on every wall with chests, drawers, hanging spaces and shoe bars, communicates with the master bedroom via a concealed door.
The balcony, which provides a view of the Eiffel Tower, runs alongside the dining room and the small lounge in addition to a suite comprising a bedroom, with a mirror-lined, built-in cupboard. A door opens into a shower room, fitted with a shower, a wash-hand basin and a toilet. The floor and walls of this shower room are completely covered with blue-green mosaic zelliges. The shower room also has a window overlooking the balcony.
The main suite has two entrances, one via the dressing room and the other via the hall area leading to the bathroom, illuminated via an atrium with a glazed break. It is fitted with a bath, a power shower with side jets, two wash-hand basins and a toilet. It has marble wall and floor tiles. A French window opens on to the west-facing terrace.


Terrace
The west-facing terrace and the east-facing balcony are on the 8th floor and can be reached via the reception rooms and the master bedroom.
The 9th floor terrace is reached via a continuation of the main stairway. A direct access using this same stairway from the 7th floor is ideal for receptions and maintenance as it is not necessary to go through the flat.
The floors of the 8th floor terrace and balcony are covered with duckboard flooring. Strips of exotic ipe wood cover the floor, steps and risers on the 9th floor terrace.

Our opinion

This flat provides daily views of the sun rising on the Eiffel Tower and setting on the Bois-de-Boulogne, La-Défense and Mount-Valérien from a long balcony running along one side and from a terrace on the other. It is enhanced by its roof-terrace, acting like a belvedere looking out over the French capital, with a delightful feeling of airy exclusivity and with the Parisian rooftops that have long inspired poets in the foreground. Home comfort is obviously on a par with this, comprising floor surface areas so spacious that they could, if so desired, be reorganised. This modern, first-class building is superbly accompanied by its Haussmannian neighbours in this beautiful district. Should new owners be accompanied by any works of art, the sky will take care of the lighting.
