The late 19th century, eclectic style facade is built of dressed stone with moulding, featuring balconies with balusters on corbelling with triglyphs and small balconies with stylish wrought iron railings. The double, wooden entrance doors, topped with a mascaron on the lintel, open into an elegant vestibule adorned with pilasters and their Ionic order capitals, semi-circular arches and trompe-l’oeil marble. The original stylish wrought iron and wood lift goes up to the fourth floor. This flat, with its discreetly coloured walls, its moulded ceilings with friezes and its herringbone pattern parquet flooring, is in pristine condition. Spanning a floor surface area of 115 m² and featuring 3.5 m high ceilings, this bright, through flat faces south and east, providing views of Rue-de-la-Chaise and the Hôtel-de-Vaudreuil as well as two inner courtyards. The entrance hall provides access to a 32 m² living and dining room, with a Louis XVI fireplace, illuminated via two large windows. A corridor then leads to a 14 m² kitchen, big enough to include an eating area, with a view over the Parisian rooftops and, on the opposite side, to three bedrooms, spanning between 11 and 14 m², which are separated by a bathroom featuring marble and Burgundy stone. This flat is completed with a staff bedroom and another 8 m² room, both on the sixth floor, as well as a 7 m² cellar. Its safety is guaranteed via an interphone security system and a caretaker.

A perfectly peaceful family flat

This fully restored, 115 m², through flat is on the fourth floor, providing various views of Parisian rooftops, the Hôtel-de-Vaudreuil on Rue-de-la-Chaise and 19th century industrial facades. Tall windows, facing south and east, let abundant light into each room. The walls, under 3.5 m high ceilings, are painted in discreet colours, varying from greyish-beige to pinkish-grey. The moulded ceilings feature friezes with plant motifs and the doors have moulded panels. The floor is covered with parquet flooring laid in herringbone and strip patterns. The entrance hall and a corridor provide access to the various rooms. In the 14 m², fitted kitchen, big enough to include an eating area, a large window provides a view, like a cinematic frame, taking in the Parisian rooftops with their shed dormers. It is followed by a spacious and bright, 32 m² living and dining room, featuring a Louis XVI style fireplace. A bookshelf takes up an entire wall. The corridor, laid with parquet flooring, leads to a 14 m² bedroom where a Louis XV style fireplace and its mirror take pride of place. Then, looking out over Rue-de-la-Chaise, are two bedrooms, spanning 11 and 13 m². With parquet flooring, these rooms are painted in hues of sea-green and pinkish-beige. They have an unobstructed view of the Hôtel-de-Vaudreuil. The brown emperador marble in the bathroom blends elegantly with the Burgundy stone. It would also be possible to create a shower room. On the sixth floor are a staff bedroom and a small 8 m² studio flat. There is a storage room next to the back lift. And lastly, this flat comes with a cellar spanning approx. 7 m².

Our opinion

Paris has no shortage of beautiful districts and this is one of them. It is also one of those where the French art of living is enjoyed to the full. Its setting comprises interesting architecture from all eras, publishing companies, prestigious schools and research establishments, first-class boutiques as well as gardens providing the city with a breath of fresh air. Whilst the flat’s large windows reveal a superb view comprising typically Parisian facades and rooftops as well as letting in copious amounts of light that illuminate a refined interior decor, in pristine condition. The reception area is vast; the three bedrooms could be completed by the two smaller rooms on the top floor.
