Place-du-Maréchal-Juin, centred around Square-Albert-Besnard, stands at the crossroads of Avenue-de-Villiers, Avenue-Niel, Avenue-Gourgaud, Rue-de-Courcelles and Boulevard-Pereire. Albert-Besnard was a Parisian painter and engraver who lived from 2 June 1849 until 4 December 1934.

Description

This 123 m² flat, with its 8 m² patio, is in a mansion house, constructed in 1880 in the Place-du-Maréchal-Juin district. It comprises an entrance hall, a vast, 52.5 m², double living room, a fitted kitchen, two bedrooms, a shower room and a bathroom. This flat has undergone first-class contemporary renovation works but still has its old features such as parquet flooring, moulding, a fireplace and an outside patio.
This flat is just 250 metres from Place-du-Maréchal-Juin, Boulevard-Pereire, Avenue-Niel, Rue-de-Courcelles and Pereire underground station (line 3 and RER train line C); the public transport network also includes numerous bus routes.
This lively district is not lacking in shops or restaurants.
Local schools include Boris-Vian and Carnot.

The mansion house

This mansion house, constructed in 1880, spans four levels. The interior has been influenced by the neo-gothic style.

The 9 m² entrance hall

This flat is entered via large double doors, indicating a very high ceiling.
The entrance hall is extremely bright. It houses a toilet, on the right, and a corridor, on the left, one side of which is lined with a dressing room unit.

The 52.5 m² living room with a 4 m high ceiling

Straight on is the living room with its wide windows and its 4 m high ceiling. This French ceiling is painted white. Faces have been carved at the ends of each beam.
The room is steeped in light courtesy of one large opening, with four wide leaves, and another opening, with two leaves. There is a very pleasant view of the trees along the wide boulevard, with its service roads.
At the top of three steps, separating the room, an impressive black fireplace blends beautifully with its gilt trumeau. A study area is laid out on its right-hand side in front of the window whilst, on its left-hand side, is a dining area followed by a kitchen and then the patio-garden.

The 20 m² kitchen

The kitchen is fully fitted. It has two pure white marble work surfaces facing one another. One, under a stone wall, accommodates a stainless steel sink, the other a mixed hob.
The stone wall precedes a column of three ovens (classic, steam and micro-wave), a double-door refrigerator and cupboards. Opposite is an eating area.

The 8 m² patio

This patio, in a courtyard, is sunny, quiet and unoverlooked. It is big enough to accommodate an 8-seater table but is currently laid out with garden furniture.
Its slatted wooden floor bears the patina of time.
A vestibule, facing the patio, provides access to two bedrooms.

The 37 m² night-time section

This section is laid out in what was the mansion house’s old smoking room and has a 6 m high ceiling, featuring metal beams. The bedrooms are quiet.

The lower bedroom
This bedroom has a double French window which opens directly on to the patio. The ceiling is 4.50 m high. A floor-to-ceiling dressing room unit is on the right-hand side. Opposite this unit, a bath with a view of the patio is but an invitation to relax. A bed is at the end of the room, on the left-hand side, as if in an alcove. At the end, on the right-hand side, are a shower room and a toilet, where black mosaic zelliges contrast with the white of the rest of the room.

The upper bedroom
A door, on the left-hand side, opens into a shower room, with a light-coloured, polished concrete floor. At the end is an open, Italian style shower. A wash-hand basin and a toilet are under a stairway, leading to the bedroom. Light floods in through a skylight above the bed and indirectly via a fixed window overlooking the patio.

Our opinion

This flat, with no wasted space, will appeal to those with great aesthetic sense. Meticulous works have been carried out with scrupulous attention paid to the smallest of details. It will equally well suite a single person as a couple or a small family. Its large areas are but an invitation to hold wonderful receptions. Bois-de-Boulogne, Neuilly-sur-Seine and even Normandy can be quickly reached.
