The building is near to Sentier, Etienne-Marcel and Réaumur-Sébastopol underground stations, in a quiet street in the delightful, highly sought-after district of Montorgueil, with its little, paved, pedestrian streets. This street is named after a revolutionary, killed on a barricade of Rue-Montorgueil when protesting against Louis-Napoleon Bonaparte’s coup d’état. This main street of the district includes greengrocers and food shops as well as bars, restaurants and fashion boutiques.


This 123 m², first floor flat, in Paris’s 2nd arrondissement, overlooks a large courtyard which gives it the advantage of being quiet and luminous as well as an unobstructed view of the rooftops. It comprises an entrance hall, a 63 m², south-east facing lounge, an open-plan fitted kitchen, a 24 m² bedroom, a second 12 m² bedroom, a shower room and a bathroom as well as a separate toilet. Entrance to the building is protected by a numerical keypad security system as well as a full-time caretaker. Several of this 17th century building’s features, such as the facades and roof, the paving in the courtyard and the stairway with its railings, have been included on the French Historic Monument List. Previously a mansion house belonging to tax collector, Réné-Aubray, it became known as “Hôtel de Launay” in 1780.

The flat

The entrance hall, housing a bathroom with a double marble vanity unit and a separate toilet, opens into a double living room. Facing south, this 63 m² main room is extremely bright courtesy of three large windows and is divided into an open-plan kitchen, a cosy lounge area and an elegant reception room, with a 4 m high ceiling adorned with refined chandeliers. The upstairs is reached via a hanging stairway at the end of the living room. It provides access to two bedrooms and a second bathroom. The first, 24 m² bedroom is extended by a built-in dressing room. A corridor bordered by a glazed guardrail leads to the second bathroom and the second bedroom. The bathroom, which looks down on to the living room is fitted with a large Italian style shower. The 12 m² bedroom, with a window overlooking a courtyard, makes an ideal guest bedroom.

Our opinion

Although in one of Paris’ most lively districts, this building in its vast courtyard is quiet. It proudly features a facade, structured by rustic masonry quoins, which are rectilinear or form semi-circular arches. Its central, concave bay includes a porch, reached via a double flight of curved steps, leading to a Doric order entrance door! The size and curved wrought iron railings of this stairway make it worthy of the French Historic Monument List. Such is the outstanding setting for this large flat where light takes pride of place: even the steps leading upstairs and the guardrail looking down on to the main room, both transparent, can but let copious amounts of light flood into the rooms.
