Location

This flat is on the edge of the Saint-Victor district, facing Place-Maubert. One of the oldest squares in Paris, its name is a deformation of Aubert, after the abbot of Sainte-Geneviève. The clergy was behind the installation of butchers’ stalls here in the 12th century. A market is still held in Place-Maubert. Dating from 1547, it is one of the oldest in the French capital and is currently held every Tuesday, Thursday and Saturday. Nearby are the Maison-de-la-Mutualité, the Jussieu University campus, that of the Sorbonne and the Collège-de-France. The local secondary school is the prestigious Lycée-Henri-IV. Maubert-Mutualité underground station (on line 10) is 90 m away. Saint-Michel underground station (on line 4, and RER train line C) is 600 m away.

Description

This 50.26 m² flat, with balconies, is on the third floor of a corner dressed stone building, constructed in 1880. The facades feature fluted pilasters with composite capitals, richly moulded framing around the windows and balconies with sculpted corbels and wrought iron railings. The building is entered via double doors, topped with a curved pediment, protected by a numerical keypad security system. A stairway, with its carpet runner, and a lift go upstairs.
This flat comprises an entrance lobby, a bedroom overlooking the courtyard, a living room with two west-facing balconies, one of which has an unobstructed view over the district and can seat two people at meal times. The kitchen and the shower room feature contemporary decoration, combining Corian and polished concrete. A cellar is assigned to this flat which was fully renovated in 2012. Numerous cupboards were created at this time. It has a private gas-fired heating system and the windows are double-glazed.

The flat

The landing door opens into a curved corridor. A toilet, on the left-hand side, communicates with the shower room. This is followed on the same side by a small, fully fitted, contemporary kitchen, open on to the corridor. The taps are integrated into the wall, the work surfaces are made of Corian (vat-dyed acrylic resin). A small dishwasher, a washing machine and induction hotplates are included in the fixtures and fittings. At the end of the corridor, a double 27 m² living room receives the afternoon and evening sun. Daylight comes in through two double-glazed French windows, one of which opens on to a small balcony and the other on to a balcony able to take a table and two chairs. Facing Rue-Basse-des-Carmes, it has an unobstructed view. The floor is covered with light-coloured wooden parquet flooring, laid diagonally in a strip pattern. The wall facing the windows is lined with numerous built-in cupboards. The 2.95 m high ceiling is adorned with plain moulding. The bedroom is reached via the living room. It has built-in hanging space and cupboards. The double-glazed window looks out over the building’s small courtyard. Facing east, it is fitted with a remote-controlled, rolling shutter. The ceiling is adorned with a superb central moulding. The bedroom provides access to the resolutely contemporary style shower room with its polished concrete floor and walls, its Corian wash-hand basin and its Italian style shower. It is aired by a ventilation system. The wall-hung toilet, at the end on the right-hand side, could be separated. This flat is fitted with an alarm system as well as private, gas-fired heating.

Our opinion

Parisians dream about this airy district, set between the Seine and Rue-de-la-Montagne-Sainte-Geneviève. The coexistence of an old building and the Haussmannian style is a reflection of the French capital. Human nourishment is to be found at the foot of the building. Intellectual nourishment is all around, just a few hundred metres away, with some of the most prestigious schools and universities. This bright, recently renovated flat is ready to immediately accommodate its new residents, whether a single person, a couple or a small family. It would also be a sound rental investment. All of the advantages of its location can be appreciated from either one of its balconies.
