Rue-Sedaine was created in the 18th century and named after a member of the French Academy deemed to be the inventor of comic opera. It connects Avenue-Parmentier to Boulevard-Richard-Lenoir. A vast range of small cafés and restaurants as well as numerous local shops make this Bohemian district, with its many art galleries, extremely lively. Underground train lines 1, 5 and 8 make it easy to cross Paris. The Boulevard-Richard-Lenoir market is held twice weekly, providing additional activity in a district that includes several good schools.


This building, constructed in 1982, spans six stories. Behind massive wrought iron doors, the entrance hall with its ceramic columns provides access to the residence’s interior patio. It can be entered from Rue-Sedaine or from Rue-Boulle; both entrances are protected by security systems, operated via a numerical keypad and an interphone with a videophone. There is a live-in caretaker. The lift goes up to the sixth or top floor which is taken up by two flats, including this two-storey flat.

The flat

A gallery on the first level leads, left, to a living room with a balcony, a bedroom, a shower room and a separate toilet. On the right-hand side is a suite, with a bathroom, a dressing room, a laundry room and a toilet, which precedes another bedroom, with a dressing room, extended by a balcony providing access to the residence’s patio. A white, varnished wooden stairway leads upstairs to an open-plan kitchen, featuring a central unit and facing the dining room. An immense picture window provides access to the spectacular terrace that dominates the entire district.

The open-air terrace

This open-air space, spanning 60 m², is covered with strip pattern, exotic wood flooring. Completely unoverlooked, it comprises four different areas: an “orange lounge” featuring comfortable armchairs with metal seating, a sun-terrace with deckchairs, an outdoor kitchen with a grill, and an outdoor dining room. The view takes in Parisian rooftops stretching as far as the white domes of the Sacré-Cœur.

The car parking space is in the basement, reached via the building’s lift.

Our opinion

The district is renowned for its conviviality and its “bohemian-chic” atmosphere which creates a village way of life: flourishing cafés and restaurants with their local specialities, numerous small busy shops and a market, held twice a week. With Paris’ Opera House just a 5-minute walk away, the proximity of public transport and that of schools, this section of Paris’ 11th arrondissement provides its residents with a rare quality of life. It is even exceptional when seen from the top of the completely unoverlooked terrace, with the sky and its whims as the only stage director of the daily show.
