Where the regions of Burgundy, Centre and Auvergne meet, border-country surrounded by land benefiting from a mild climate courtesy of the dominant west winds, equidistant from the ocean and the Alps.
The Centre region is greatly expanding its tourist trade with a wide variety of activities.
This property, near to a very pretty town on the banks of the Loire with some 100,000 inhabitants, is in an ideal geographical location, in the immediate vicinity of excellent road and motorway networks as well as a train station with 2-hour links to Paris-Bercy.


This property is set out around the vestiges of an old 16th century forge.
Monumental gates, on the roadside, provide access to an early 18th century, rectangular dwelling with its multitude of openings. There is a carpark behind the building.
A cherry tree-lined alleyway leads to the servants’ quarters, extended by “Oscar’s vegetable garden”. A second set of wrought iron gates then opens into the residential section.
The property is crossed by a river. The grounds, spanning approx. 20 ha and planted with trees over one hundred years old, include a millrace and its water storage reservoir, a poplar grove, a meadow and a landscaped garden spanning approx. 5 ha and surrounding the millrace, the old forge and its bellows’ system.

The old forge and its bellows

The restored forge was built at the beginning of the 16th century. Its quarry block walls with dressed stone quoins have semi-circular openings and are covered with a roof featuring skylights. It spans a floor surface area of approx. 250 m².
The room containing the old bellows is currently a machine room for the garden watering system. It spans a floor surface area of approx. 30 m².

The millrace and the lake

Dug at the beginning of the 16th century, then renovated at the beginning of the 18th century, the lake spanning a surface area of approx. 3½ ha and its millrace are encompassed by a set of low quarry stone walls. All have been authentically restored using good trade practices.

The large, luxurious home

This large, luxurious home stands in a dominant position facing the parklands.
The building is topped with a slate gable and hipped end roof featuring roof dormers.
Its wide facade still exudes an unusual charm with its multitude of openings.
Destroyed and then rebuilt during the 18th century, the house comprises a main, rectangular, two-storey wing with an attic floor. It is flanked by the gardener’s cottage, with which it communicates.
Its interior decoration was carried out by a Parisian ornamental sculptor.
The floors are covered with tiles featuring geometric patterns and oak wood parquet flooring. Various rooms are decorated with 19th century marble fireplaces and panelling.
It spans a total floor surface area of approx. 550 m².

Ground floor
This floor comprises the main entrance which opens via double doors with a fanlight at the top of a porch way, overlooking the parklands and reached via two steps. It has numerous openings on both facades.
The vestibule includes an oak wood stairway with wrought iron railings and provides access to the vast reception rooms, such as the living room, the lounge, the library, the study, the kitchen, the linen room and the cellar, set out on either side.

First floor
This level comprises a study, a dressing room and four bedrooms, all decorated differently, some of which have a bathroom or a shower room and a toilet.
The light-filled rooms are illuminated by large-paned, wooden-framed windows. The layout of these rooms has been reorganised.

Second floor
The large stairway going upstairs from the ground floor provides access to the landing which leads to a room, a bathroom and three bedrooms.
This floor is illuminated via roof dormers set in the slate break.
The section of attic space which could be converted has a superb exposed roofing framework and terracotta floor tiles.
Conversion works need to be scheduled for this top floor.

The gardener’s cottage

Adjoining the large, luxurious home, the gardener’s cottage spans a total floor surface area of 120 m² over two floors.
Its entrance, facing the parklands, is at the top of a few steps with wrought iron railings.
It opens into a 28 m² room, with a stone fireplace and a very well preserved limestone floor, which adjoins the kitchen. This floor also comprises a shower room, a toilet and a storage room.
A hall area upstairs provides access to three bedrooms.
The floors are covered with oak wood parquet floor and sea-rush matting.

Oscar’s small vegetable garden

The residential gardener has planted a superb vegetable garden, growing tomatoes, courgettes, carrots and herbs.

The outbuildings

The outbuildings, spanning a total floor surface area of approx. 180 m², comprise stables, a tack room, a covered courtyard, a garage and kennels.

The dwelling

This rectangular building spans a total floor surface area of approx. 350 m² over two levels with an attic floor.
It stands on the edge of the property, adjoining the entrance gates.
Its long sloped roof features a roof dormer on the facade; its rendered rubble stone walls have dressed stone quoins.
Three different accesses lead to this building, decorated with an old vine, the openings of which look out over the parklands. It has oval openings on the other side.
It is composed of its original materials and although the building has been preserved, it is in need of internal restoration works.

The garden

Designed in the 18th century and redesigned at a later date, this 5 ha landscaped garden has French “Jardin remarquable” (outstanding garden) classification. It was laid out in line with the lake, the millrace as well as the river and exudes different fragrances, producing a colourful atmosphere. Its alleyways are planted with numerous varieties of trees, shrubs and other perennial plants.
An old vegetable garden has been preserved as has a plane tree with French “arbre remarquable” (outstanding tree) classification.

Our opinion

The estate’s current owners have managed to preserve all the character of the place by composing a magical verdant atmosphere around these historic buildings. Open-air cocktail parties, concert-evenings or art exhibitions, this exceptional site is ideal for organising all kinds of prestigious events, which go naturally with this unusual concentration of art and nature.
This property will also appeal to investors for commercial activities courtesy of its very easy access via the nearby excellent road networks.
Its maintenance and management costs as well as the necessary conversion works could be deducted from taxable income once agreement has been obtained from the French Historic Monument Association.
