An isolated, large, luxurious home and its mill in 3 ha, a rare property
standing in exceptional surroundings just 15 minutes from Strasbourg
Strasbourg, BAS-RHIN alsace 67000 FR

In the Alsace region, 15 minutes from the European capital and its international airport, on the edge of a village with shops and amenities. In a natural, unspoilt setting, at the end of a no-through road, this property is crossed by the river La-Bruche.

A private alleyway, marked by two sandstone pillars, leads to the gateway to this old farmstead. Around a closed courtyard are a large, luxurious home, an old mill, an open farm shed, a barn and a half-timbered outbuilding. There is also an old stable at the entrance to the property which stands on the banks of the river. A bridge provides access to an island and its two lakes as well as to a large fishing shelter. The large, luxurious home is set between the courtyard and the parklands, bordered by the river. On the other side, the barn looks out the back over grasslands.

The large, luxurious home and the mill

This large, luxurious home is an elegant, 19th century construction, spanning two levels, with a facade featuring openings with Vosges pink sandstone framing. The actual mill reflects the 19th century industrial architecture with its brick framing on much older, dressed stone foundations.

Ground floor
A few steps lead from the courtyard to the front door of this large, luxurious home. Its vestibule provides access to two of the large reception rooms, a kitchen and a toilet as well as the stairway that leads upstairs. The ground floor predominantly comprises four large, adjoining rooms, all looking out on to the parklands. Two of these reception rooms (including the dining room) can be reached directly from the kitchen. The two central reception rooms open on to a large terrace, looking out over the parklands. A monumental limestone fireplace takes pride of place at the end of the large dining room under a dark wood ceiling. A back door also provides access to a laundry room and to a boiler room.
First floor
The first floor comprises four bedrooms and a large, luminous area awaiting conversion in the mill. It comprises a master suite composed of a luminous bedroom with a bathroom and a large dressing room. A corridor provides access to the three other bedrooms which all have a shower and a wash-hand basin. A separate toilet is to be found at the end of the corridor.
This level comprises a very large space that has not been converted.

The farm outbuildings

The courtyard is closed on the south side by a half-timbered barn which houses a large empty space under a roofing framework. A scroll bearing the initials of the builders dates the building from 1786. On the west side, a long outbuilding, with a brick paved floor, features masonry on the ground floor and half-timbering upstairs. It houses several horse loose boxes. On the east side stands a large wooden farm shed which opens on to the courtyard on one side and borders the waters’ edge on the other.

The old stable

An elegant building stands at the property entrance. Featuring a hip roof, it houses a stable and its “charreterie” where carriages were once kept, as well as a bakery and two storerooms, one of which is vaulted and completely underground. An astonishing aviary backs on to the building.

The landscaped setting

The buildings are surrounded by 3 hectares comprising various natural, landscaped areas with a multitude of ambiances. Parklands, bordered by the river, stretch out behind the house. In the centre, the island with its lakes and its grasslands, surrounded by riverine vegetation, forms a listed wooded area. The old vegetable garden, delimited by a stone wall, is to be found at the entrance to the property. A tree-lined meadow extends behind the barn.

Our opinion

Those who know Alsace are aware just how rare this type of isolated property is in the region. What more can be said, therefore, about this 19th century property, so near to Strasbourg and so far from everything in its watery, landscaped setting? Combining the comfort of the large, luxurious home with the rusticity of the farmstead, this property is, for many, the ideal compromise, a view that justifies the required renovation works. Its potential is equal to the vast floor surface areas awaiting conversion. Fortunate new owners will be able to appreciate the delightful feeling of being alone in the world in lush, natural surroundings just 15 minutes from the European capital.
