Gare-Saint-Jean railway station, with its TGV train putting Paris but 2 hours away, is just a few kilometres away and the airport is 30 minutes away.


This property stands on the top of a hill. It is surrounded by 7 hectares of land, some 5 hectares of which are planted in vines with the “Premières Côtes de Bordeaux” appellation. It is reached via a little country lane. A 19th century, large, luxurious home, spanning 394 m², is laid out around a courtyard. Standing facing one another are a converted wine storehouse, spanning approx. 400 m², and a small wine storehouse with an upstairs, spanning approx. 200 m². Adjoining are two farm sheds, respectively spanning 95 m² and 45 m². An old house awaiting renovation stands at the end of the property.
All the buildings are built of dressed stone and span a total floor surface area of approx. 1,170 m². The house is surrounded by pleasant wooded parklands.

The main house

Its original construction dates from the 17th century. Following reconstruction works in the 19th century, recent renovation works have created its current appearance. This north-south facing house looks out over wooded parklands from a superb terrace. The house, with its classical layout, has a sober facade featuring four bays. Spanning three levels, it is topped by a small roof pavilion.
Each level is laid out around a central landing and a corridor, running lengthwise and providing access to all the rooms on the north and south sides as well as at the gable ends.
Crowstepping on the east and west facades houses conservatories and utility rooms.

Ground floor
The stairway is housed in the entrance hall with two toilets. Opposite is a first lounge, with exposed stone walls and small Gironde stone floor tiles. It leads right to another lounge with wall panelling, a gilt-edged fireplace and a door to a little study on the right-hand side of the entrance hall. These are followed by a veranda providing a view over the countryside. All the floors are laid with Gironde stone tiles.
On the left-hand side of the first lounge, a large, through lounge spans a floor surface are of almost 60 m² with two Tuscan-order columns and a stone sink. It is followed by a fitted, semi-professional kitchen.

First floor
Upstairs, a large landing in use as a billiards’ room provides access, on the right-hand side, to a corridor which leads to a bedroom with a shower room and, on the left-hand side, to a bedroom followed by a small room awaiting renovation. Opposite are a bedroom, with a shower room, and a separate kitchen, as well as a bedroom reached via a lobby with a separate toilet and a shower room. A narrow wooden stairway on a gable wall provides access to the second floor.
Second floor
The second floor landing provides access to two bedrooms awaiting renovation; both span 12.4 m².
A passageway leads, via a ladder, to a hanging pavilion on the third floor.

The external outbuildings

A first wine storehouse, with an upstairs, currently comprises two dwellings on the ground floor. The upstairs awaits full renovation works. It spans a total floor surface area of approx. 200 m². Facing it is an old wine-making storehouse. Spanning approx. 410 m² all on a level, it has been partially converted.
A short distance from these buildings, delimiting the courtyard, is a house awaiting renovation works.

The garden

The buildings, laid out around a courtyard, have superb unobstructed views. The garden is shaded by tall trees planted around a central meadow.

The vineyard

The vineyard and the soil:
Surface area: 5 hectares.
Soil: Clay mixed with gravel, calcareous clay on the lower sections of the hillsides.

Vine stock: 60 % Merlot, 30% Cabernet-Sauvignon, 7% Cabernet-Franc, 3% Malbec.
Average age of the vineyard: 30 years.
Production: 150 hectolitres which is 26,000 bottles.

Our opinion

An ideal countrified urban site just a stone’s throw from Bordeaux. Views taking in the immediate verdant surroundings and stretching into the distance can be appreciated in several directions. This immaculately-kept, discreetly middle-class home is quite elegant. The building is big enough such that newcomers do not feel cramped or limited in their projects. And, perhaps of greater importance, there is the vineyard with its undeniably excellent soil.
