A group of three houses on 1,500 m² of land
10 km from the sea in a market town in south Finistère
Quimperlé, FINISTERE brittany 29300 FR

In the south-east of the French department of Finistère, near to Quimperlé, a very old town of art marked by the residence of numerous painters and poets such as Xavier-Grall and Adolphe-Beaufrère. This group of houses is but ten or so kilometres from the sea. All around, hiking trails lead notably through the 750 ha of the Clohars-Carnoët national forest.
Located between Quimper (44 km) and Lorient, Quimperlé is 200 minutes by TVG train from Paris and an hour away by airplane (Lorient-Bretagne-Sud-Lann-Bihoué airport is 30 minutes away).

Standing in a little street in a market town, these three south-facing, adjoining buildings can all be lived in. They are in the immediate proximity of all shops and schools. They are reached via a little private alleyway, which initially leads to a workshop, on the right-hand side, and then to a garden, a garage, a shed, a boiler room and miscellaneous private terraces.

The main house

This house, with a terrace, spans approx. 137 m² of living space over two levels. It is topped with a converted attic.

Ground floor
A large, 42 m² lounge, with exposed beams, a tiled floor and a fireplace, opens into a large kitchen, extended by a laundry room area and a toilet.
First floor
A stairway in the lounge goes upstairs. The first floor landing provides access to two bedrooms (including one spanning 21 m²), a study area, a bathroom and a toilet.
A bedroom, under the rafters, adjoins a shower room area.

The outbuildings

Two adjoining houses, each with a separate entrance and an exit on the garden side, a workshop, a garage as well as a boiler room comprise the outbuildings.

Guest house
This 2-storey house communicates with the main house. It spans approx. 50 m² of living space. A living room with an open-plan kitchen takes up the ground floor. Upstairs are two bedrooms, with parquet flooring, and a shower room.
Guest house
This other guest house is bigger than the previous one. It spans approx. 135 m² over three levels. It comprises a vast living room with an open-plan kitchen on the ground floor as well as two bedrooms, with their own bath or shower room, on each of the upper floors.
A workshop at the entrance to the property spans a floor surface area of 23 m², with an open-plan upstairs spanning 15 m².
A shed adjoining one of the guest houses contains the 10 m² boiler room, with a heat pump system.
Open barn
This farm shed can take one or two cars and can be used for storage purposes.

Our opinion

A hamlet in the midst of a village, comprising houses of different sizes and appearances. Said three units, without any works required, and their extremely practical outbuildings would suit several families who could live there quite comfortably. These premises would also lend themselves to a bed & breakfast activity, especially as the sea is so near.
