Location

15 minutes from Vannes and the Gulf of Morbihan, this house is not far from the beaches. Paris is 2½ hours away. A track off a little lane leads to the buildings.

Description

This property comprises an old, fully renovated farmhouse, dating from the early 17th century, as well as a converted and habitable outbuilding, with a garage, sheds and a swimming pool.
There are two entrances. The first, on the lower side of the property, provides direct access to the garage. The second is on the rear section of the main building. The property’s 5,000 m² of land, for the most part gardens, are enclosed by hedges and walls.

The main building

This old farmhouse, constructed from local quarry stone blocks with a slate roof, dates from the 17th century. It spans a total of approx. 285 m² over two levels under an attic space.


Ground floor
This level comprises a vast, 73 m² living room, with a fireplace, floor tiles, exposed ceiling beams and bare stone walls, a vast kitchen, a pantry-laundry room with a door leading outside, a 23 m² conservatory which opens on to the swimming pool and a night-time section composed of a bedroom with a shower room fitted with an Italian style shower.
First floor
Reached via a stairway housed in the lounge, this level comprises three bedrooms, with shower rooms, and a study, accessed via a corridor.
Attic
Two stairways lead up to the converted attic space which now comprises three bedrooms and two shower rooms as well as a mezzanine area.

The outbuildings


Guest house
This guest house, standing by the entrance to the property, comprises a garage and a workshop on the ground floor. The first floor, spanning approx. 50 m², is reached via an outside stairway going up to a terrace. It comprises a living room with an open-plan kitchen, two bedrooms and a bathroom.
Garden shed
A garden shed at the end of the grounds is also used for storing firewood.
Pool-house
The pool-house is fitted with solar panels, providing heating for the swimming pool.

Our opinion

Its superb quarry stone walls, its ridge chimney stacks, its basket-handle arched openings and its slate roof provide this old farmhouse with great appeal! Seaside leisure activities and water sports are nearby. Shops and amenities are even nearer. The immediate surroundings remain rural. This residence has been renovated and well-maintained. Road and rail networks make it easy to reach. It has everything a family might need.
