This property stands in the shadow of a bell-tower in a village with 850 inhabitants, near to Sens, 10 minutes from a train station with 60-minute links to Paris-Bercy. The centre of the French capital can be reached via the A6 or A5 motorway in just 90 minutes.

Description

This impressive 2-storey building, constructed over a vaulted cellar, can be glimpsed behind a stone perimeter wall, somewhat covered in vegetation. Once through the remote-controlled entrance gates, the west, exposed stone facade comes into view. It features brick-framed openings and various climbing plants. The impressive framing around the openings and windows, the quoins and the stylised cornice are all made of dressed sandstone. The hip roof is covered with Burgundy tiles.

The house

This building, spanning approx. 300 m² of living space, was originally a press-house for a chateau that no longer exists following a fire. Given the lie of the land, the cellar is completely underground apart from


Ground floor
The ground floor is entered either via the kitchen on the south facade which faces the lane running alongside the neighbouring properties, or via a glazed door with glazed side panels which opens into the living room. The latter features a white stone fireplace. The dining room, on the right-hand side in the same area, is slightly raised. The floor in these rooms is covered with oak wood parquet flooring and they have French ceilings. They are also extremely bright. The kitchen floor is covered with Burgundy stone which has been polished through use over the years. This room also houses a door to the cellar. A vestibule provides access to a bedroom, a bathroom and a toilet.
First floor
A wooden stairway in the living room goes upstairs where a corridor provides access to five bedrooms, a dressing room and a storage area. On the west side, overlooking the street, are a bathroom, a toilet, a shower room with a toilet and a laundry room. The central open-plan area is devoted to bookshelves.
Cellar
The vaulted cellar, reached from the kitchen, comprises three communicating sections including a utility area, a boiler room and a third area opening on to the garden.
The garden
The garden was rigorously designed and laid out. It comprises plantations of different species which introduce fantasy to a stroll through the grounds. Passageways have been made in the yew hedges, old maple trees provide shade and a small ornamental pool is fed by a natural spring. The rose garden was awarded a prize by the “Parcs et Jardins de Bourgogne” association (parks and gardens in the Burgundy region).

Our opinion

This old press-house nestles in natural surroundings that are lush but tamed. The refusal to choose between a landscaped garden and a French formal garden is a great success. A gravel terrace is ideal for endless summer meals and hours delightfully spent reading. The ease of access to this very rural and distinguished house means that it could equally well be a permanent residence as a week-end and holiday home. The sober, tasteful interior decoration lends itself to both options.
