In a village in the French department of Côte-d'Or, standing in the midst of the vines, three hours away from Paris, less than two hours from Lyon (A6-A38 motorways) and thirty or so minutes from Dijon. This property, reached via Dole airport or Dijon TGV train station, has a view over land growing the prestigious vines. This region has a wealth of architectural and vine-growing heritage that is listed or classified as a World Heritage Site by UNESCO


This large, luxurious home is built facing a barn and is laterally bordered by outbuildings, barns, a cellar and a bread oven, forming an inner, gravel courtyard. Tall wrought iron gates separate it from a country lane, with a vine-growing property set in the midst of its vines opposite. From the top of the house’s porch way and from the attic floor, it is possible to see the vines bearing the appellation of the village. This property extends over 454 m², a vast surface area for a village where the majority of the land is taken up by prestigious vine-growing estates.

The outbuildings

These comprise farm buildings that include a barn, in use as a garage, and a long, traditional farmhouse, constructed over a cellar, as well as a bread oven with an upstairs which is reached via a delightful stone stairway. Constructed from exposed quarry stone blocks, these buildings have interlocking tile roofs.

The large, luxurious home

This house, constructed over cellars from exposed quarry stone blocks, spans three levels including an attic floor, topped with a level of attic space, which could be converted, under a Burgundy tile roof. The carcass is in a good state of repair. The straight, well-organised openings give superb homogeneity to the main facade which looks out over an enclosed, inner gravel courtyard. All the windows have outdoor shutters as does the entrance door.

The basement comprises two cellars, one of which houses an oil tank whilst the other is a boiler room.
Ground floor
This level is raised. A corridor provides access to the kitchen, with a period fireplace made of Burgundy stone, as well as to four bedrooms. Three of these rooms have old parquet flooring and the fourth has terracotta floor tiles. They all have a 19th century period marble fireplace. There is a toilet at the end of the corridor. A concealed door provides access via a superb varnished wood stairway up to the attic floor.
First floor
Once occupied by a single person, this level is laid out as a self-contained flat. It comprises a kitchen, a bedroom, a bathroom, a separate toilet, a small and a large lounge as well as a dining room. The ceilings on this level, notably in the bedroom and the lounges, feature exposed beams, some of which bear the mark of the master craftsman; proof of the quality of the work carried out here.
The attic space is sound, immaculately kept and fully insulated. It would be possible to convert this area.

Our opinion

This property has two rare assets in its surroundings: a large, luxurious home, awaiting its interior renovation works although its carcass is in pristine condition and, above all, a spacious inner courtyard where table and chairs can be set outside for meals as well as a relaxation area. It is of a reasonable size and provides its residents with the pleasure of waking up each morning to the sight of the vines. Depending on the use to which this property is to be put, thought will need to be given to the layout of the rooms, especially those on the ground floor. This project could be of interest to an interior architect or decorator.
