Location

In a village on the Nuits-Saint-Georges plain, 3¼ hours from Paris, 30 minutes from Dijon and 20 minutes from Beaune, via the A6 motorway. The little village has a 14th century church, with some very interesting murals, and a central, wooded square which once faced a brick chateau, no longer in existence. 10 minutes away, the town of Nuits-Saint-Georges has all amenities. Heritage, gastronomy and wine are merrily combined. This house is along the route of a baker who makes home deliveries.

Description

This property comprises a house, an old, 19th century farm, the origin of which could date back to the 18th century and which has been fully renovated in a contemporary style, an old bread oven, transformed into extra accommodation, an enclosed garden with sheds, a covered swimming pool, a modern pool-house with a living room and a kitchen, as well as a half-sized tennis court, which can be used for playing badminton. Closed from the street via wrought gates, a paved courtyard forms the entrance to the main house. The garden extends to the rear of the property. It spans a total surface area of just over 3,400 m².

The main house

This L-shaped building, constructed from small and medium-sized blocks of stone and covered in flat tiles, comprises one section, given over to communal life with a kitchen, a large living room and a dining room, and another section containing the bedrooms, a bathroom and shower rooms. Two modern stairways go up to the first floor, topped with a level of attic space. Two large picture windows on the garden side open on to a 55 m² tiled terrace and fruit trees. The roof, on the garden side, features two dormers that illuminate the upstairs bedrooms. A garage is at one end of the house.


Ground floor
This level has been fully modernised in both sections of the “L”. In a first wing, facing the gateway, the floors are covered with a concrete surface contrasting with the exposed stone walls which preserve some of the old character. A vast central room comprises a fireplace with a closed-hearth fire which, together with the long beam corresponding to the former partition, separates a large dining room from a lounge. A ceiling with beams looks down on the large table in the dining room, whilst the lounge has a cathedral ceiling. This was originally the barn before being transformed into living space. The kitchen has practical floor tiles. A door provides access to the adjoining garage from the pantry which also includes a back kitchen and a laundry room area. A boiler room on the garage side houses a Viessmann boiler. A previously inexistent cellar has been hewn out of the ground by the current owners. In the wing set at right angles, a long hallway provides access to the bedrooms as well as the bath and shower rooms, some of which adjoin bedrooms. There is parquet flooring in all the bedrooms, one of which has an old, elegant fireplace. A superb wooden stairway goes up to a mezzanine with a large bed. The biggest bedroom is laid out as a dormitory.
First floor
This level comprises several rooms, including a very spacious study, laid out above the garage. The walls are lined with bookshelves. The roofing framework is exposed and painted in iridescent hues. The master bedroom is spacious and features parquet flooring and wood panelling.

The bread oven

Constructed from the same material as the main house and also topped with flat tiles, it is laid out as extra accommodation with a bedroom on a mezzanine and a shower area. The bread oven itself has been restored and is illuminated on the inside.

The pool-house

This small building is set out at the bottom of the garden. It comprises showers and a summer lounge with a kitchen. It is adjoined by a greenhouse.

Our opinion

There are no major nuisances here. The urban way of life is not far away but deep peace and quiet reign in the garden and on the terrace. Mineral hues have been used throughout to match the shades of the exposed stone of the external and internal walls as well as the subtle grey of the floors and shutters. This in no way detracts from the warm character introduced in the rooms by the wood used, for example, for a particularly elegant hanging stairway, for the beams and the exposed roofing framework. The contemporary style blends well with the old building. Modern-day comforts have not been sacrificed to preserve its appearance. Soberness is a quality in a region that produces some of the world’s best wines.
