200 km from Paris, where the borders of the provinces of Maine and Touraine meet. The Loir Valley, with its glorious grasslands and typical villages, is a small vine-growing, tourist region, 40 km to the north of the Loire Valley. The area is renowned for its climate, its soil and its vine varieties which produce the Coteaux-du-Loir (AOC since 1948) and Jasnières (AOC since 1937) wines.
In a hamlet, near to a village between Tours (55 km) and Vendôme (35 km). The A11 Paris-Le-Mans motorway interchange is about 50 km away. 35 km from Vendôme’s TGV train station with 45-minute links to Paris. Near to medieval and troglodytic towns on the banks of the Loir, the very special layout of which combines tiered terracing, grottos and delightful pathways. The nearest village has a few shops. A larger, small town, some 10 km away, has shops, a supermarket, schools, cultural and sporting facilities as well as a health centre, etc.


The small hamlet, comprising this property, built on the freestone hillside, dominates the valley. The superb view stretches into the distance. This old vine-grower’s cottage is concealed behind wooden fencing. The gates open into an enclosed courtyard. The dwelling, on the right-hand side, presents its rear, north-facing facade, to which is adjoined an old, wood-covered area where it is pleasant to take meals in the summer. On the left-hand side are cellars topped with vegetation. On the other, south-facing side of the dwelling, a terrace opens on to a sheltered, flower-filled garden. A few steps lead up to a small meadow that dominates the valley. There is an orchard on a lower level. Higher up the narrow street, a building is used as a garage. Next to it is a large cellar. The dwelling is constructed from freestone, a white local stone that gives the property its southern air.

The dwelling

This rectangular home has an upstairs reached via a metal stairway. Its recent rendering and roofing framework are topped with old roof tiles.
Spanning a floor surface area of 97 m², this house could, if necessary, be extended by converting the 118 m² of cellars into troglodytic accommodation.

Ground floor
The 51 m² ground floor, in addition to the machine rooms, comprises two rooms. The repaired floors are insulated with new easy to maintain coverings. The walls feature exposed, lime-pointed freestone. The new, made-to-measure, oak wood door and window frames are painted. A wide metal-framed opening in the kitchen lets in copious amounts of light.
First floor
This floor spans 46 m² of living space. The landing provides access to two bedrooms, one of which has a dressing room and a bathroom with a toilet. A few steps lead from the large bedroom to a room under an atrium roof that could be used as a study or a summer bedroom for those who like to sleep under the stars.

The outbuildings

The outbuildings are set out on the north side around the courtyard enclosed by the hill. They include three large cellars, a covered garage and an old wooden-covered shelter where it is pleasant to eat during the hot summer months.

Two of the cellars, hewn out of the freestone hillside, have concrete floors. The first, where a fireplace has been added, could be used for functions or be turned into a dwelling, as could its neighbour which has water supply and waste pipes laid on. The last of the three cellars is used for storing wine.
Next to the garage, there is an outside parking area.
This old, wood-covered area features old terracotta floor tiles.

Our opinion

This house, in its natural surroundings lulled by the breeze, exudes a timeless aura. Its plain architectural features have been rehabilitated in keeping with good trade practices at the same time as the structural works and those to install modern-day home comforts which have made this modest dwelling a peaceful, charming retreat. Ideal for a couple or a single person, it nevertheless has the potential for additional conversion works courtesy of its cellars which could be turned into troglodytic dwellings, inspired by the town of Trôo, a symbol of local know-how which is but a short distance away. Hikers, leaving from the house, could set a good pace along the sunken paths running through the superb undulating countryside with its many hedges and ditches or head towards the small towns with their appetising local cooking and their bohemian second-hand markets.
