Location

This property, in the Touraine region, in the Loire Valley classified as a World Heritage site by Unesco, stands less than 30 minutes from some of the most famous of the Loire chateaux (Chambord, Chenonceau, Cheverny, etc.), between the prefecture of Tours and the royal town of Amboise, and ten minutes from a TGV train station with links to Paris taking less than an hour. It is in the midst of an extremely lively town, within walking distance of all shops and amenities as well as a weekly market. Surrounded by high walls with tall painted wooden gates, it is concealed from onlookers.

Description

This is an old vineyard constructed in the 18th century, featuring architecture typical of the region. A little driveway leads from the gates to a paved courtyard with the L-shaped residence, on the right-hand side and straight on. It is built from quarry stone blocks, covered with old-fashioned rendering, and freestone. It is topped with a slate roof.
Wooded landscaped parklands, on the left-hand side, provide fresh air and a panoramic view point over the river Loire.

The house

The main house spans a ground floor and a level under a Mansard style roof, illuminated via six roof dormers with dressed stone framing. Divided into two sections, this property has two entrance gateways. On one side of the building are wooded parklands and a large paved courtyard, whilst the other side features a garden with a vegetable garden and a terrace. There are also several outbuildings, extending the accommodation section, including an adjoining barn and an old small stable, both with an attic.


Ground floor
The ground floor comprises a main entrance hall with old terracotta floor tiles and a stairway.
A little corridor provides access to a dining room, with parquet flooring, a fireplace and exposed ceiling beams. The fitted kitchen has its own entrance door. These are followed by a small hall area leading to a double lounge with parquet flooring, two fireplaces, one of which is made of brown marble, and exposed oak wood beams. The windows initially look out at the extensive flora and fauna and then over the Loire. There is also a toilet.

First floor
The landing is tiled. The right-hand wing comprises a hall area which provides access to a bedroom with terracotta floor tiles, followed by a bathroom with a shower and toilet, a second bedroom with a dressing room and, lastly, a large bedroom with a fireplace and the oak wood beams of the exposed roofing framework.
The left-hand wing includes a shower room with a toilet, a fourth bedroom and a large fifth bedroom with a small adjoining room.

The guest house

A self-contained dwelling, within the main residence, could easily be used for guests or for seasonal lets.
It comprises an entrance hall, a small kitchen, a living room with a fireplace, two bedrooms, one of which has parquet flooring, and a shower room with a toilet.

The parklands

Landscaped parklands with trees, lawns, a small greenhouse and a vegetable garden make up the nuisance-free, immaculately kept grounds. These span almost 4,000 m² and overlook the Loire.

The outbuildings

A barn, adjoining the main residence, could house two cars. It is topped with an attic. An old stable could be used for storing garden tools.

The cellar

Outside stone steps go down to a large cellar, hewn in the rock, where it is possible to lay down more than 3,000 bottles.
This cellar is full and its contents could be included in the sale of the property.

Our opinion

There is something quite soothing about the sight of the Loire and the vegetation bordering it. This house takes pride of place between old stone and the lush garden, between the simplicity of the rooms and the features of a well-kept architecture. A large family will immediately see the advantage of the autonomy that can exist between its members. Unless the independent areas are selected for an accommodation activity in a setting that is as restful as it is easy to reach.
