Location

The village is in the French department of Loiret in the Centre-Val-de-Loire region, 100 km to the south of Paris via the A6, A77 and A19 motorways. It has some 400 inhabitants. All shops are to be found in a large market town, 3 km away. This property is near to the small town of Pithiviers, 45 km from Fontainebleau and 58 km from Orléans. 30 km from Malesherbes and Nemours, with train stations providing 40-minute links to the French capital.
The west section of the natural Gâtinais region is not far from Orléans Forest. Its vineyards were renowned from the 11th to the 19th century as being amongst the best in the kingdom. The landscapes in the Loire Valley and its heritage, with chateaux, manor houses and outstanding gardens like those of Javelière, are easy to explore from this property.

Description

This property stands on the outskirts of the village. Its continuous plot spans just over a hectare. The north façade runs alongside the little access lane. A wooden carriage door, bearing the date 1833, features a knocker and provides access to the entrance hall whilst a sliding wooden door opens the garage. On the south side are the lawned courtyard, home to a 2x5 m heated swimming pool, parklands and an orchard. The daily life of the property takes place on this side. One of the perimeter walls features a porch way with a wooden door; the other has a tall wrought iron grill. The other sides of the property are enclosed by wire fencing and trees.
The French formal parklands and the orchard are planted with a variety of species such as a few one hundred year old oaks, a two hundred year old Austrian pine and other conifer trees, forty fruit trees (cherry, plum, apple, quince, fig, pear, walnut and almond) as well as vines. A low wall supported by two stone columns, (probably the former main entrance to the residence) and two paved terraces stand out from the grass.
A 6.5 m high barn, spanning approx. 50 m², completes the property.

The main building

This former, 19th century, rectangular vine-grower’s cottage was built over vaulted cellars. It spans a floor surface area of approx. 485 m². Two asymmetrical wings, one of which is set at right angles, adjoin the tall central, 3-storey building. The south facade of the latter is constructed from dressed stone. A cornice runs along under its slate hip roof, featuring Jacobin-style gable roof dormers and red brick chimney stacks whilst the north facade is constructed from exposed stone. The adjoining, 2-storey, stone buildings are covered with a beige rendering. Their gable roofs, covered with local tiles, also feature dressed stone, Jacobin-style roof dormers with triangular pediments. All the door and window frames are made of wood.


Ground floor
This level spans a floor surface area of approx. 274 m². A large entrance hall, illuminated via an opening overlooking the garden, provides access to both sides of the building. The walls are built from dressed stone and the joist work has been left exposed. The right wing houses the first section of the vaulted cellar, the garage and a large games room spanning two levels. The left wing comprises a bright, fitted kitchen and a dining room, opening on to the terrace. It features a brick fireplace, with an oak wood mantel and a closed-hearth fire, a turning stairway covered with small bricks and oak wood, fitted with wrought iron railings and a wooden handrail, as well as a toilet with a wash-hand basin. The floor is covered with black and white cement tiles, the walls are painted beige and the beams have been left exposed. The vast lounge has a Comblanchien stone floor, a fireplace, with two sculpted jambs and a wooden mantel, as well as white-painted walls. A wooden, winding stairway goes up to a mezzanine, with a balustrade, and to the second level. It is followed by a large study and a small corridor which leads to a bathroom, a shower room, a toilet and a bedroom with a stairway going upstairs. The floors are tiled, the joist work exposed and all the doors and windows open on to the parklands.
First floor
This level spans a floor surface area of approx. 168 m². The landing in the central building provides access to three bedrooms, one of which has a fireplace, and a bathroom with a toilet. There is strip pattern parquet flooring throughout and the walls are painted white. The left wing includes four bedrooms, connected via the mezzanine, two toilets and a tiled bathroom. The view from this floor is but an invitation to gaze out over the natural surroundings.
Second floor
The converted attic space in the central building, spanning approx. 43 m², comprises two bedrooms and a bathroom with a toilet.
Cellar
The vaulted cellars are divided into two sections, respectively spanning approx. 148 and 77 m². They house a boiler room as well as a machine room for the swimming pool.
A garage spanning approx. 66 m².
A barn spanning approx. 50 m².

Our opinion

This property has the air of a modest chateau courtesy of its landscaped parklands, its high walls, its large rooms and its superb decorative features. Although open to the outside world, it gives the impression of being a small enclosed haven, steeped in light. Restoration of this former vine-grower’s cottage has obviously been carried out with tact and good taste. Given its location, it would be equally suited to a main family residence as a holiday and week-end retreat providing food for thought all week long.
