Less than 3 hours from Brussels and 2¼ hours from Luxembourg. 1¾ hours from Paris via the A4 motorway and 10 km from Reims. The TGV train station, with 30-minute links to Roissy airport and 40-minute links to the French capital (Gare-de-l’Est), is but 10 minutes away.
In one of the oldest vine-growing villages in the Champagne region with shops, primary and secondary schools as well as a train station with 12-minute links to Reims.

Description

This property, on the outskirts of the village, stands on the roadside, with no near neighbours and a unique view over the vineyards and Reims.
It is made up three adjoining but separate houses.
The facade of the central building faces the street whilst the two other houses stand at right angles to it forming a courtyard enclosed by high walls.
Parklands extend around these premises.

THE CENTRAL BUILDING

This central, brick and half-timbered building spans three levels. There is an enclosed courtyard at the back. The roof, featuring five roof dormers, is covered with interlocking tiles.
The architecture, particular to this building, with its original little wooden balconies, is the fruit of the imagination of architect Max-de-Sainsaulieu, who was responsible for its renovation as of the 1950’s.
The three levels are laid out with a total of six flats, two of which are currently still rented; the four others are in need of some attention. The individual heating systems are electric.
This house is entered via an oak wood door, with a glazed fanlight. It opens into a central corridor which, in turn, leads to the rear courtyard. Paved with cement tiles, it houses an elegant oak wood stairway which goes up to the first floor and the level under the rafters.
On the ground floor, the left-hand flat comprises an entrance hall, a kitchen, a living room, two bedrooms, a shower room and a toilet. The flat on the right-hand side includes an entrance hall, a kitchen, a living room, a bedroom, a bathroom and a toilet.
On the first floor, the left-hand flat comprises an entrance hall, a kitchen, a living room, a bedroom, a bathroom and a toilet. The flat on the right-hand side includes an entrance hall, a kitchen, a living room, two bedrooms, a bathroom and a toilet.
On the second floor, the left-hand flat comprises an entrance hall, a kitchen, a living room, three bedrooms, a bathroom and a toilet. The flat on the right-hand side includes an entrance hall, a living room, a kitchen, two bedrooms, a bathroom and a toilet.
The courtyard is a communal area as are the cellars on the ground floor.

THE TRADITIONAL LONG FARMHOUSE AND ITS ARTIST’S STUDIO

This property is closed by iron gates and enclosed by high stone walls on the road side. The traditional long farmhouse, adjoining the left-hand side of the central building, is extended by an old barn, in use as a garage. It is covered with interlocking roof tiles and its facade is concealed by Virginia Creeper which enhances its small-paned windows.
The ground floor comprises an entrance hall, a kitchen, a study, a lounge, a dining room, a bedroom and a bathroom.
On the first floor are two bedrooms and a bathroom. A bedroom with a sloping ceiling takes up the second floor.
It has an oil-fired central heating system.
It is in need of full restoration works inside.
Opposite, the artist’s studio, preceded by a bathroom, supplied with water from a spring, comprises a long, single-storey building with a flat tile roof. It is totally glazed on the garden side. With floor tiles throughout, it has a fireplace and a water supply point.

THE OLD FARM

This old farm stands on the roadside, on the left-hand side of the central building. It is closed by iron gates and high stone walls. Contrary to the other two buildings, the entrance to the property is slightly set back off the road, which provides an outside parking space useful for customers.
The outbuildings form a delightful inner courtyard. The house does not have the same classical layout as local houses.
A side stairway goes up to a porch preceding the entrance. Six rooms, a kitchen, a bathroom and a toilet look down on the garden level comprising two rooms superbly laid out on different levels.
It has an oil-fired central heating system.
The farm has not been lived in for several years and is in need of works.

Our opinion

This property is set on the edge of the so-called “route du champagne” (Champagne route) much used by vine-growing tourists, thus guaranteeing a promising future for a multitude of projects. The central building, with its narrow wooden balconies attached to vertical beams like guy ropes, simply exudes character. It is divided into flats which provide an interesting rental income. It would be possible to sell this property in three separate units, with the land divided in accordance with the purchasers’ wishes.
