50 km from Paris and 15 km from Fontainebleau, in an exceptional village which still has all of its authenticity as well as its architectural heritage.


This village property opens on to a rectangular, paved courtyard. The 18th century, U-shaped building spans two levels above the cellars. The living area was originally in the central building, the lateral sections corresponding to annex buildings (a farm and a barn).
It has now been fully renovated as living space.
The roof of this exposed stone building was redone between 2008 and 2012 with small local flat tiles.
The rear facade of the house looks out on to a landscaped garden with a pond. The land is bordered by a rivulet, the garden side half of which belongs to the property.
Bamboo grows on the edge of the rivulet and the flower-filled garden also has a few fruit trees: one peach, two plum, one apple, one hazelnut and one cherry tree. The grounds also comprise a stone shelter and a barbecue.

The house

The entire building, including both wings, can be lived in.
The actual house takes up the central building and the ground floor of the left wing as well as the upstairs. The ground floor of the right wing has been converted into a small independent studio flat all on one level.

Ground floor
The central section opens into an entrance hall which provides access, on the left-hand side, to a lounge, a kitchen, a back kitchen, a boiler room and a conservatory.
On the right-hand side is the dining room which is in the wing set at right angles.
The independent studio flat comprises a small kitchen with its domestic hot water tank, a bedroom with strip pattern parquet flooring, a bathroom and a toilet. The ceiling is adorned with beams and joists. A French window opens, all on a level, on to the garden.
The wing set at right angles on the left-hand side comprises a very large room in use as a study and another smaller room.

First floor
In the central section, a landing precedes a large, marble, family-size bathroom with a shower and a bath, two large adjoining hall areas, bedroom no. 1 with pine wood parquet flooring and a dressing room, bedroom no. 2 with pine wood parquet flooring and a view over the garden, a tiled bathroom and, lastly, bedroom no. 3, with an imitation fireplace, looking over the courtyard.
A master suite takes up the right-hand wing with its large study and its bedroom, complete with a shower room and a toilet.
The left-hand wing comprises two dormitory-type bedrooms, followed by a small attic.

Our opinion

This property, authentically cosy and delightfully rustic with its pond and its small stream, standing just a stone’s throw from the French capital in an idyllic setting, is enough to turn the head of any Parisian. This is quite understandable given the fact that the new owners could alter the configuration to suit their living requirements, the premises being able to be divided into a minimum of two dwellings. Furthermore, the right wing, designed to constitute a separate dwelling, could be converted into a self-contained flat or a holiday accommodation unit.
