Location

Where the French departments of Ille-et-Vilaine and Manche meet, in superb verdant countryside, just 45 km from the coasts. The region is crossed by a major roadway, making the site of this small market town ideal as it is set in the peace and quiet whilst near to large towns and not far from the beaches.

Description

This property, along a little lane on the outskirts of a market town, is accessed via gates flanked by two pillars. An old wall encloses the property. A relatively large carport is to be seen by the start of a driveway running through parklands. This is followed by a small, wooden construction which houses a summer lounge. The south-facing house is nicely set out in the parklands which also comprise an outbuilding, at a short distance, and a garage. At the back of the property, a little lane passes behind the old wall and a gateway opens into a garden.

The house

This stone construction was built in 1850. It has a slate gable roof featuring shed dormers, with a triangular pediment, and superb small corbels under the roofing framework. A small pavilion, topped with small bricks, adjoins each side of the main building. The windows are framed with granite stone.


Ground floor
A door with a glass awning opens into a corridor, with parquet flooring, a stairway leading upstairs at the end as well as a toilet. On the right-hand side, access to a dining room with a marble fireplace and parquet flooring. This luminous room has a view over the parklands as do all the ground floor rooms. It is followed by a superb, fully fitted kitchen (16 m²). This well-laid out room has a window overlooking the garden which is accessed via a door in the pavilion. The kitchen has a pleasant fireplace and a stone floor.
On the left-hand side of the entrance vestibule is a pleasant 25 m² lounge with panelling, a fireplace and old parquet flooring. In a pavilion, on the west side, is a superb separate area with a fireplace. (One section is taken up by the boiler room with its new boiler.) This room could be converted into a workshop or another living room as it could communicate with the lounge.

First floor
The first floor is reached via a wooden stairway with wrought iron railings. The landing forms a hall area. Straight on are a bathroom, with terracotta floor tiles, and four bedrooms with parquet flooring; one of the bedrooms has a dressing room and a fireplace. There are also two shower rooms and a toilet. All the rooms are of a good size and luminous.
Attic
The stairway continues up to a single area spanning 50 m². This extremely bright area is insulated and ready to be used in its usual fashion or to create two additional rooms.
The parklands
Visitors arriving from the market town are able to access the property via an old gateway, flanked by two pillars, with a wall set at right angles. A circular driveway leads to the grounds in front of the house, laid out as lawn areas with a small meadow at the end of the parklands. The charm of this property with its wonderful trees is enhanced by the old wall that encloses the garden. There is also a small ornamental pool.
Outbuilding
A 20 m², stone garage is to be found behind the house and a small outbuilding adjoins the old wall. There is also a tool shed.

Our opinion

This well-built, attractive house, with small, easy to maintain parklands, is a very pleasant place to live. It would also be possible to extend the living space inexpensively, notably by converting the attic space. The region is appealing in many respects, with the proximity of large towns. One of the advantages of this residence is its site in a small market town, where no nuisances are to be noted.
