In Donnemarie-Dontilly, on the heights of the village, facing its cloisters. Shops, schools, etc. are just a stone’s throw away. The market town is ideally located between the prestigious medieval town of Provins (17 km), classified as a World Heritage site by Unesco, and the royal town of Fontainebleau (35 km). The French capital is but 78 km away via the N19.


Once settled in Gaul, the Franks constructed numerous stronghold premises along the river Auxence on the road linking Provins to Montereau-Fault-Yonne. Then, under King Dagobert, the monks obtained land around the castles, including that of Dom where they constructed a large convent and church. Charlemagne granted freed serfs small plots of land provided that they paid the tithe; consequently houses and farms sprang up around the convent and the castle: the village of Donnemarie came into being. In the 13th century, the neighbouring Tilly castle was transformed into a convent by the Récollets monks who constructed a church inside its perimeter wall. It all became united as a single parish under the name of Donnemarie-Dontilly in 1489.
This property stands on the heights of the village, facing the cloisters. It dates from 1884 and has belonged to the same family, handed down from mother to daughter, for five generations. The property comprises a large, four-storey house which adjoins, on the garden (or third) level, another house, set out around a flower-filled garden with a pond and a well. It is currently co-owned; the two lower levels of the main house (the road level and the cellars) belong to another family. The house is reached via a steep, narrow street which makes it possible to access the ground floor via the courtyard and the first level via the garden, thus making co-ownership easier as each owner has their own entrance off of the street. The 2-storey section up for sale encompasses the full ownership rights of a large garden and a garage with a wine cellar as well as a newly renovated outbuilding.

The 2-storey dwelling

This dwelling takes up the two uppers floors of the building, but the “second floor” is, in fact, set out all on a level with the garden. It is entered via a wide gate opening off the street facing the cloisters, and then via an entrance door, the architraves and the double-lintel of which are made from sculpted stone. The house is built of stone with quarry block quoins, the roof is covered with local flat tiles and the windows are topped with oak wood lintels. A lean-to adjoining the house contains the boiler room.

Ground floor
On the right-hand side of the entrance hall is a bedroom, with floor tiles, and opposite a fitted kitchen with mosaic flooring. Also on this level is a dining room, with a fireplace featuring a brick entablature and oak wood jambs, in good working order. Exposed beams and joists adorn the ceiling. A few steps lead to the lounge, a cosy room with its alcove that once housed a bedroom and its adjoining shower room with a toilet. This floor also includes the boiler room.
First floor
The first floor of this 2-storey dwelling is actually the third floor of the house. It is reached via an oak wood stairway which leads up to a landing, with old terracotta tiles, extended by a corridor. It provides access to the second bedroom which exudes its own special charm courtesy of its old terracotta floor tiles, its fireplace and its glazed doors which would make it an ideal bedroom for young children. This is followed by a third bedroom, with old terracotta floor tiles, which precedes a hall area with a new water heater, a toilet, a shower room and a fourth bedroom with its anteroom.

The garage and the cellar

The garage, spanning approx. 10 m² and comprising a workshop, opens not only on to the street but also into the garden with its well. Its door conceals a surprise as it opens on to a flight of seven steps leading to a superb vaulted wine cellar.

The second house

This building adjoins the garage. It exudes as much character as the rest of the property with its stone walls and its local flat tile roof. This fully renovated house spans two levels and is set out around the garden.

Ground floor
This level comprises a living room with exposed beams and joists, a kitchen and a toilet.
First floor
A stairway goes up to the first floor which comprises three bedrooms, a bathroom and a toilet.

Our opinion

Full of nooks and crannies as well as mysteries and memories, this property bears the mark of a woman’s hand: the current mistress of the premises can talk for hours about how her mother’s family lived there and how some of the rooms have changed over the years. Each generation added its own gentle touch but all respected its beauty and harmony. Carefully tended by its owner, the garden is both refined and yet abundant. It has a character and an aura all of its own which, transmitted down through the ages, can but last in this slightly magical atmosphere which is, of course, steeped in history. The outbuilding has very recently undergone conversion works so that it can be used for friends or passing guests.
