In the middle of a vast forest, part of which is public land. 4 km from a delightful village, 15 km from a small character town and ten or so kilometres from a village near to the river Loire with all shops.
A slip road on to the A85 makes it possible to reach Saumur in 30 minutes; its TGV train station providing easy links to Paris.

Description

A little forest road leads to this property, set in the midst of a forest, spanning almost 1,000 hectares. The buildings are set out around a large courtyard which looks down on a lake on the east side. The main house stands on the west side of the courtyard, a large outbuilding is on its north side and a small outbuilding is in its south-east corner; both outbuildings can be used for accommodation purposes. Vast grasslands extend behind the main house and the large outbuilding.

The house

This house, built of stone and quarry blocks, comprises a ground floor and an upstairs under the rafters. The flat tile-covered, hip roof features five shed dormers. The openings are surrounded with freestone framing.


Ground floor
Enhanced with half-timbered walls, the entrance hall provides access, on one side, to a study and, on the other side, to a lounge. A door leads from the lounge to a large dining room. The kitchen following on from the dining room includes a bread oven. A hall area near to the kitchen goes to a toilet and a shower room. All the rooms on this level have terracotta floor tiles, French ceilings and freestone fireplaces. A quarter-turning, wooden stairway in the entrance hall and a straight-flight, wooden stairway in the dining room lead up to the first floor.
First floor
The stairway in the entrance hall goes up to a landing that provides access to a small room and two bedrooms, one of which has a freestone fireplace. The stairway going upstairs from the dining room leads to a hall area providing access to two bedrooms and a bathroom with a toilet. The beams of the roofing framework are exposed in most of these rooms.

The large outbuilding

Constructed from stone and quarry blocks, this building comprises a ground floor and an upstairs under the rafters of a gable roof covered with flat tiles. The facade facing the courtyard is adorned with small dove-holes and a central roof dormer, cutting the overhang of the eaves, once used for putting hay into the hayloft. Red bricks, laid in a chessboard pattern, top the garage doors.


Ground floor
The front door opens directly into the living room where a monumental, freestone and brick fireplace takes pride of place against a half-timbered wall. On one side is a bedroom with a shower and toilet, on the other side is a kitchen, as well as a toilet and a laundry room. All the rooms have terracotta floor tiles and French ceilings. A large, 37 m², lock-up garage adjoins one side of the building.
First floor
The landing provides access to two bedrooms, one of which has a bathroom and separate toilet whilst the other has a shower room, also with a separate toilet. The beams of the roofing framework are exposed throughout this level.

The small outbuilding

This building comprises two bedrooms, each with a shower room and a separate toilet. Both rooms have terracotta floor tiles and an exposed roofing framework. It also includes a kitchen and a machine room.

Our opinion

More of a medium-sized tenant farm given the quantity of land, this property stands near to the banks of the river Loire in the centre of a vast forest, such that its new owners would easily be able to access the humanist heritage concentrated along the royal river whilst staying in direct, permanent contact with nature. This property can be lived in straightaway, and hunting enthusiasts will be able to practise their pastime without having to undertake any works. And yet, the dwelling and its outbuildings could be enhanced and used for other projects, knowing that it is possible to additionally purchase a wooded estate of almost 80 ha.
